Sabra Dipping Co., based for many years in the Astoria section of Queens, will relocate its international corporate headquarters to Normandy Real Estate Partners’ 777 Westchester Ave. in White Plains. Jointly owned by PepsiCo and Strauss Ltd., the manufacturer of refrigerated dips and spreads will sublease 31,443 square feet and relocate 33 jobs from Queens, with plans to create 32 more locally in the next four years. “Sabra had many choices throughout the region and easily could have moved out of state,” Robert P. Astorino, Westchester County Executive, says in a statement. “The fact that Sabra has decided to expand in Westchester is a vote of confidence for the county, the quality of its workforce and all the other advantages it can offer businesses.” CB Richard Ellis’ Kevin Langtry handled negotiations for Sabra in its sublease from Pernod Ricard.
A pair of leases has been signed at Malkin Properties’ Ten Bank St. in White Plains this week. Pine Brook Partners, a private equity firm, is taking 1,470 square feet. The tenant previously leased headquarters space at One Grand Central Place, a Midtown Manhattan office tower in Malkin’s W&H Properties portfolio. Jeffrey Newman and Kimberly Zaccagnino represented the landlord in this transaction. The tenant was represented by Howard Greenberg of Howard Properties Ltd. In another Ten Bank transaction, US Renewables Group LLC signed an early renewal of its 2,190-square-foot space. Newman, Zaccagnino and Jovani Rampersad represented the property’s ownership.
New York City
Children’s apparel distributor Kahn Lucas Lancaster has taken an additional 11,000 square feet at 112 West 34th St., effective Jan. 1. That brings its total occupancy at the W&H Properties office tower to more than 35,000 square feet. Arnold Gamberg of Murray Hill Properties represented Kahn Lucas in the lease negotiations. Mitchell Arkin and Ethan Silverstein of Cushman & Wakefield represented the landlord.
The first US outpost for outdoor furniture brand Dedon will be a 6,800-square-foot retail/showroom space at 76 Greene St. in Soho. C&W’s Joanne Podell and Matthew Seigel were the sole brokerage professionals on the deal. The team will also represent Dedon in other US urban markets.
Adams & Co. Real Estate recently brokered a 10-year, 5,126-square-foot lease at 192 Lexington Avenue for the offices of building management firm Shulsky Properties Inc. Alan Bonett of Adam’s & Co. Real Estate represented the tenant while Bruce Weinberg of CBRE represented the landlord in the transaction.
CBRE Capital Markets arranged a $55-million, five-year non-recourse first mortgage loan toward the previously reported acquisition of 100-104 Fifth Ave. Mark Fisher, Keith Braddish, Jason Gaccione and Michael Diaz of CBRE closed the transaction on behalf of buyers Invesco and the Kaufman Organization. GlobeSt.com on Wednesday reported the acquisition of the 270,000-square-foot, 20-story office building from Rock Joint Ventures.
Beech Street Capital has provided a $15-million Fannie Mae DUS Loan to refinance a 17-story, 213-unit multifamily apartment building at 200 E. 15th St. in Manhattan. The transaction was originated by Meridian Capital Group and financed by Beech Street as part of its correspondent relationship with Meridian. The fixed-rate loan has a term of seven years, with 6.5 years of yield maintenance. The loan has a 30-year amortization schedule, with seven years interest-only.
An 8,970-square-foot mixed-use building at 1448 First Ave. has traded for $4.2 million. John Stewart and Peter Vassiliou of Marcus & Millichap Real Estate Investment Services marketed the property on behalf of the undisclosed seller, a private investor, and also secured the buyer, who was not disclosed. The deal entailed an interest-only seller mortgage.
Winoker Realty Co. has closed the sale of two office condominiums valued at a total of $4.3 million on the eighth floor of 800 Second Ave. The offices occupy a total of 8,360 square feet. In one, OBGYN Group purchased a 5,282-square-foot unit for $2,750,000. Paul Wexler of Corcoran Wexler Health Care Properties represented the buyer. In the other sale, Yorkson Legal, a temporary legal staffing firm, purchased 3,078 square feet of office space for $1.53 million. The buyer was represented by David Badner of Norman Bobrow & Co. Winoker’s Jonata Dayan, Adam Ben-Dayan and Jonathan Ben-Dayan represented the owners.
Boston
Engineering and design firm Fay, Spofford & Thorndike restructured its 51,470-square foot headquarters lease at 5 Burlington Woods, part of the Burlington Woods Office Park in Burlington, MA. David Ross, Matt Harvey and Joe Sciolla of CresaPartners’ Boston office represented FST. Landlord ELV associates was represented by Tamie Thompson and Dan Kollar of Jones Lang LaSalle.
Mitchell Jacoby of CresaPartners in Boston represented Comcast Corp. in a 109,208-square-foot warehouse lease at 9 Northeastern Blvd. in Salem, NH. It will serve as a regional distribution facility to support warehousing, electronics testing and office functions. Landlord Equity Industrial Properties, was represented by Jim Thompson and Doug Jacoby of Newmark Knight Frank.
