PHILADELPHIA-Stability is what best sums up the local commercial real estate market. Philadelphia, unlike many other parts of the country, never fully enjoyed the boom years before the recession, but at the same time, wasn't hit as hard as many locales, several industry observers note.

At this year's RealShare Philadelphia conference here on Jan. 27 at The Union League, attendees will learn whether or not industry experts see the same taking place in 2011 or if the market will heat up. The conference, in its ninth year, lasts from 7:30 a.m. through noon.

The first panel, entitled "Owner/Investor/Developer Forecast", is just that, and will discuss who is buying, selling and holding pat. Spencer Yablon, Marcus & Millichap's regional manager, will moderate the panel, which will include executives from BPG Property Group, Federal Realty Investment Trust, Korman Communities, Liberty Property Trust and Trammell Crow Company.

Next up, Rich McGuckin, director of leasing at Brandywine Realty Trust, will moderate a panel called "The Transactions Outlook: Deal-Flow Forecast", dealing with issues impacting leasing, investment, finance and development in Philadelphia. Representatives from Binswanger, CB Richard Ellis, Cushman & Wakefield, Jones Lang LaSalle, Mack-Cali, MIM - Hayden Real Estate Fund and Studley will hammer those issues out.

"Capital Markets Update: The New Funding World" will focus on who is lending and what options are out there and will be hosted by another Brandywine executive, George Hasenecz, senior vice president of investments. Alliant Capital, Beneficial Bank, Bluestone Real Estate Capital, Jones Lang LaSalle and Laurier Capital Advisors will have representatives on that panel.

Finally, the conference will end with a panel addressing what are arguably the two most important industries in Philadelphia, healthcare and education. John Gattuso, a senior vice president at Liberty Property Trust will head up that discussion.
