CARLISLE, PA-Bay Valley Foods, a firm that makes private-label goods for grocery retailers, inked a 602,500-square-foot lease here taking up all of the space in Hillwood Investment Properties' Carlisle 44 Trade Center. Hillwood bought the facility, which was vacant since its construction in 2007, from Higgins Development in June.
Bay Valley will use the building strictly for distribution purposes, Gary Frederick, a senior vice president at Dallas-based Hillwood, tells GlobeSt.com. The Wisconsin-based company produces everything from coffee creamer to salsa.
"Generally speaking, the Carlisle area is a major hub for distribution in the northeastern United States," Frederick says, explaining that Bay Valley was targeting the area, which does not have many large spaces available due to a lack of new development. "In half-million square feet and above, there are very few opportunities today."
Frederick would not release specifics of the deal except to say that it is a "long-term lease." 44 Trade Center is a LEED-certified building a Hillwood is currently making food-grade improvements to the building.
Hillwood's other facilities in the state are East Pointe Trade Center, in Palmyra; and West Hills Business Center, in West Allentown. It also owns facilities in California, Florida, Georgia, Mississippi, Ohio, South Carolina and Texas.
