Wells Fargo Trade Capital Services has made its fourth expansion in two years at SL Green Realty Corp.’s 100 Park Ave., taking an entire floor of 34,044 square feet. The Wells Fargo Bank subsidiary, which focuses on asset-based lending and factoring businesses, now occupies 102,805 square feet at the 36-story 100 Park. SL Green Realty Corp.’s Steven Durels says in a release that the deal included the simultaneous take-back of the floor from another tenant that had seven years remaining on its lease. James Travers and Jim Fish of Travers Realty Corp. represented Wells Fargo Trade Capital in the transaction, while Paul Glickman, Tara Stacom, Mitti Liebersohn, Alex Chudnoff, Diana Biasotti and Jonathan Tootell from Cushman & Wakefield acted on behalf of SL Green. The Wells unit first came into 100 Park in January 2009 with a 44,716-square-foot, 10-year commitment.
In another 10-year lease within the SL Green portfolio, Sentry Center has signed on for what will be a 23,362-square-foot conference center at 810 Seventh Ave. Sentry will open in the space in April following a $1.2-million upgrade. Chris Gulden represented the landlord in-house.
San Francisco-based law firm Ropers, Majeski, Kohn & Bentley has committed to a 10-year, full-floor lease of 11,765 square feet at 750 Third Ave. Robert Silver of Newmark Knight Frank represented RMKB and David Kaufman with Cryder Bankcroft acted on behalf of landlord SL Green.
Jones Lang LaSalle has completed a new direct lease for building owner 650 Fifth Avenue Co. with Cortview Capital Securities Inc. at 650 Fifth Ave. The broker-dealer is taking 10,793 square feet for five years. JLL’s James P. Quinn, Gary Youm and Randy Abend represented ownership; Grubb & Ellis’ Larry Zuckerman negotiated for Cortview.
A pair of leases totaling more than 14,000 square feet was arranged at the Fashion Accessories Center, 10 W. 33rd St., by David Levy of Adams & Co. In one, Adams represented both building owner Ten West Thirty Associates and new tenant Accessory Zone LLC, which signed an eight-year, 7,058-square-foot lease. Levy represented the landlord in SA&E International Bags & Accessories LLC’s seven-year, 7,264-square-foot renewal, while Hidrock Realty represented the tenant.
In its first New York City location, Denver-based burger chain Smashburger is leasing 1,772 square feet at Forest City Ratner Cos.’ 80 DeKalb Ave. in the Fort Greene section of Brooklyn. CPEX Real Estate, which has been hired by Smashburger to introduce the brand to the metropolitan area, negotiated for the chain. CPEX’s Timothy King, Eric Altschul and Ryan Condren will also work with Smashburger to acquire leases in two other Brooklyn locations.
Another first New York location—in fact, the retailer’s first US storefront—is at 1442 Lexington Ave., where the London Candy Co. leased 1,100 square feet at the base of this six-story apartment building. Winick Realty Group’s Annie Shinn and Darrell Rubens represented landlord 20 Smith Assoc. LLC; Marjorie Borell of New York Commercial Realty Services represented the retailer.
The Staten Island Package, a three-building apartment portfolio at 331 Harbor Rd., 25 Slaight St. and 70 Kimberly Ln. in Staten Island has traded for $7.5 million. Marco Lala of Marcus & Millichap Real Estate Investment Services represented the seller, a private investor, and also procured and represented the buyer, a long-term institutional client. The three properties total 146,160 and contain 180 residential units.
A warehouse at 22 N. 15th St. in Brooklyn’s Williamsburg neighborhood was sold in an all-cash transaction for $6.175 million, or about $245 per square foot. City property records show the buyer was Northside Realty Mgt. LLC, which acquired the 35,000-square-foot property from Sterling 22 North 15th St. LLC. Massey Knakal Realty Services’ Mark Lively and Brendan Maddigan represented the seller.
Eastern Consolidated’s Peter Hauspurg, David Schechtman and Lipa Lieberman are marketing the remaining 80 years of a 90-year leasehold interest in 230 E. 44th St. The 135,515-square-foot apartment building, currently 100% rented, also includes a 103-car parking garage and retail. Also known as the Indigo, it’s priced at $44 million.
Long Island
A three-building industrial portfolio in Deer Park, NY has sold for $5.17 million, Long Island Business News reported earlier this week. The three buildings at 18 and 20 Evergreen Pl. and 915 Long Island Ave. total nearly 90,000 square feet. Alberto Fiorini of Alliance Real Estate represented the buyer, Four G’s Associates. Colliers International’s Jeffrey Schwartzberg and Kyle Burkhardt did the talking for the sellers, 26 East Park Ave. Corp., MK Realty and David Kliers.
Boston
Holliday Fenoglio Fowler’s Boston office has arranged a $29.5-million first mortgage financing for a portfolio of two office properties at 12 Farnsworth St. and 22 Boston Wharf Rd. as well as the Farnsworth Garage at 21 Farnsworth St., all in Boston’s Seaport District. The five-year, fixed-rate loan through Cigna Investments was secured on behalf of borrower Berkeley Investments. HFF’s Fred Wittman and Carlos Febres-Mazzei represented Berkeley.
Linear Retail Properties has gotten a mortgage loan of $12 million for its Stow Shopping Center on Great Road in Stow, MA. Joseph Hegenbart of NorthMarq Capital’s Boston regional office arranged the loan for the 123,842-square-foot center through Northmarq’s correspondent relationship with Sun Life Assurance Co. of Canada.
