"Real Estate Valuation After the Fall"
Without some way to determine the value of real estate, lenders can’t lend and investors can’t invest. For a while, during the recent financial crisis, lenders and investors felt they couldn’t rely on valuations. Sometimes, they didn’t even know how to measure value. Today, with markets firming, some confidence in values has been restored, but we still have a long way to go.
Bob Von Ancken, one of the leading appraisers in the United States, has some ideas about how the financial crisis affected the valuation process – how investors and lenders look at value – and how appraisers define and measure value. How has the financial crisis changed all that? And how much remains the same? Bob will share his views on real estate values, both how they’re defined and assessed in today’s world and where he sees them heading and why. Do appraisers look at the world differently today than they did in 2007? And just what are the differences? He will emphasize practical advice and insights for lenders trying to underwrite loans and investors trying to underwrite deals. He’ll also take a look at how values today fit into the long-term value trends in Manhattan and the United States generally.
If time permits, Bob will close with some discussion and predictions about value trends in different segments and geographical areas of the US CRE markets.
