IRVINE, CA-Jacobs Engineering Group Inc. has signed a lease for 49,110 square feet of office space in a relocation of its Orange County regional office, and law firm Wolfe & Wyman LLP will relocate into 20,270 square feet in another office lease signed recently in the county. The Jacobs lease is with Emmes Realty Services, an affiliate of the Emmes Group of Cos. Jacobs has signed for 10 years at the building, a 19-story, 533,000-square-foot tower at 3161 Michelson Dr.
Eric Olofson and Rick Kaplan of Cushman & Wakefield represented Jacobs in the deal, terms of which were not disclosed. Emmes Realty Services was represented by Robert Shibuya. The Michelson is more than 80% leased to several high profile tenants including Hyundai Capital America, Bryan Cave, Gibson Dunn, Greenberg Traurig Systems Source and Jones Day.
In the Wolfe & Wyman LLP lease, the law firm will relocate its Irvine offices this year. The civil litigation firm leased the 20,270-square-foot third floor at 2301 Dupont Dr. in the Airport submarket, and will occupy its new offices in May. Wolfe & Wyman has been located at 5 Park Plaza, also in Irvine, for the past seven years.
The law firm was represented in the 10-year transaction by Royce Sharf, executive vice president, Michael Props, corporate managing director, and Paul Jones, associate, with the Orange County office of Studley. Sharf said that the law firm’s "prominence and stability provided the leverage necessary to lock-in historically low rates and favorable lease terms and conditions, including exclusive rooftop signage.” Approximately 40 attorneys and staff will be housed in the new Irvine offices.
The landlord, KBS, was represented in-house by Jeff Morgan and John Weiner of CB Richard Ellis. Andy Bernstein of Jackson DeMarco Tidus Peckenpaugh was the real estate attorney for the tenant, and Jay Ryan of Holland & Knight acted as the real estate attorney on behalf of the landlord. Studley represented Wolfe & Wyman in its previous Irvine lease as well as in transactions throughout the West Coast. Terms of the 2301 Dupont lease were undisclosed.
