GAITHERSBURG, MD-One Washingtonian Center has traded for approximately $90 million. CB Richard Ellis Investors acquired the 315,929-square foot office building. LaSalle Investment Management was the seller, represented by Paul Collins, Bill Collins, Drew Flood, James Cassidy and Jud Ryan of Cassidy Turley.

The 88%-occupied building is located at 9801 Washingtonian Blvd., off of I-270. It is unique to the area in that it is one of only four buildings that have been certified by the US Green Building Council as LEED-EB Platinum, Cassidy tells GlobeSt.com. "It is unusual for an older building to receive this designation," he says. Indeed, according to USGBC, there are only 38 office buildings in the world that have it, only eleven of which are investor-owned.

Having it, however, does not necessarily translate into premium pricing, Cassidy says. "It certainly opens the asset up to a wider universe of bidders as some investors have a mandate to only invest in energy-efficient buildings." The area most likely to see a hard connection to USGB certification is the energy cost calculations. 

Sodexo is the main tenant, occupying more than half of the building. The building is located in Washingtonian Center, an 800,000-square foot lifestyle center situated around Washingtonian Lake.
