Sport & Health Continues to Expand in Area

FREDERICK, MD-Sport & Health Clubs has inked three leases over the last few months in the DC area, with the latest--its 27th location in the area--at Market Square at Frederick earlier this month. Vanguard Realty Group’s Tom Fauquier and Greg Klein are representing Sport & Health as it continues to expand. Sport & Health is looking for additional sites to open in the area, Klein tells GlobeSt.com. "We expect to have signed at least one to two other leases in the area by the end of the year," he says.

The other two leases have been at Heritage Hunt in Gainesville, VA and Stonebridge at Potomac Town Center in Virginia--deals that were signed in January 2011 and December 2010, respectively.

In Frederick, it will occupy a 42,000-square-foot facility to be constructed between the intersections of Route 26 and Route 355 next to Clemson Corner, where the supermarket chain Wegmans is scheduled to open a store in next month. At Heritage Hunt, it is taking 46,000 square feet in a building under construction and scheduled to open at year’s end. For that deal, Cary Judd with KLNB Retail represented Buchanan Partners, the developer of Heritage Park. At Stonebridge at Potomac Town Center, it is occupying a 42,000-square-foot facility.

The new buildings tend to be two stories, with the usual amenities such as pools, courts and weight rooms. In fact the company is using this building model as a template for additional expansion in the DC metro area, Sport & Health president and COO Mark Fisher said in a prepared statement.

The Sport & Health club at Heritage Hunt is part of the mixed-use community’s retail buildout, Buchanan Partners principal Steven Hubert tells GlobeSt.com. So far the there has been more than 200,000 square feet of office space built out, 70% of which is leased, with an additional 800,000 square feet of space that could be developed. There is also 37,500 square feet of retail space, with additional retail and hotel sites available.
