NEW YORK CITY-Developer and international real estate firm Hines has selected CB Richard Ellis as exclusive leasing agent for its new 28-story, class A tower overlooking Bryant Park at 1045 Avenue of the Americas, Hines’ senior vice president and New York Region head Tommy Craig unveiled today. The leasing team will be lead by CBRE’s CEO for the Tri-State Region, Mary Ann Tighe, along with vice chairman Howard Fiddle, senior vice president Ben Friedland and senior associate Evan Haskell.

Craig says the building presents a unique opportunity for tenants to establish themselves in a visible, centralized Midtown Manhattan location. “The entire development is comprised of professionals that are at the very top of their game, and together we will deliver a property that will house a user or users who want to invigorate their business in terms of brand perception, employee retention and productivity, efficiency of systems and layout, innovation and profitability,” he says, in a statement.

The steel tower, designed by architects Henry N. Cobb and Yvonne Szeto of Pei Cobb Freed & Partners, will offer 10-foot finished ceilings and multiple top-floor opportunities, including the creation of a signature penthouse duplex space. Upon completion, the tower will have 450,000 rentable square feet. It is also slated for LEED certification.

“This tower raises the bar in terms of design and space efficiency, and will enable the right user to transform its business in an environment that is as beautiful as it is profoundly efficient,” Tighe says, in a statement. “We are proud to help Hines lease this tower and make this contribution to the skyline and the Bryant Park midtown community.”

Construction on the site is currently underway. Hines and its investment partner Pacolet Milliken Enterprises Inc. have completed demolition of the building site adjacent to the southwest corner of Bryant Park and can begin as-of-right development as early as 2012. Occupancy is expected in 2014.
