DENVER-Hines has started construction on Eos at Interlocken, a class-A 186,000-rentable-square-foot, LEED Gold pre-certified office building here in Broomfield, CO. Eos at Interlocken is being developed on a speculative basis, with the belief that “the environmentally sustainable building will satisfy strong current demand from tenants seeking to improve energy efficiency as well as their image of corporate environmental responsibility,” says Hines.

The new development is located at the southeast entrance of the Interlocken Business Park, which Hines says is one of the most dynamic submarkets in the Denver-Metro area, with superb visibility along the I-36 corridor. “This building was envisioned and designed in direct response to the values and initiatives currently at the forefront of corporate and personal environmental decision-making within the Denver-Boulder Corridor,” says Hines senior vice president Charles Elder. “The Boulder and Interlocken markets have a burgeoning grassroots movement toward the sustainable occupation of office space and housing. To the surrounding community, being environmentally efficient and responsible is a way of life, and we believe that we have embodied the essence of this lifestyle in the Eos project.”             

Hines tells GlobeSt.com that it cannot share construction costs at this time. The building, designed by Forum Architects, will feature sustainable design elements like hyper-efficient floorplates, which will be incorporated in all four levels of the building. Large 10-foot floor-to-ceiling windows will bring daylight deep into the core of the building, improving employee productivity and reducing the need for lighting, says Hines.

Mechanical systems and building standards at EOS are aimed at reducing overall energy consumption allowing for highly effective and proficient operations for both the base building and tenant spaces, according to a prepared statement. More than half of the roof will be home to high-efficiency solar panels that are expected to produce approximately 8% to 10% of the building’s electrical power needs and are expected to “dramatically improve energy savings.” 

Surrounding the building’s perimeter will be 18 vehicle charging stations for use by office occupants and visitors. The 2,500-square-foot ground-floor fitness center will feature “regenerative” cardio-equipment which will channel the energy created by the person using a machine back into the main electrical grid for use in the operation of the building. The main lobby paneling will be fabricated using reclaimed “pine-beetle kill wood” from Summit County.

The bottom-line has a much broader definition these days, and Eos will be a great resource for groups who hold corporate responsibility to a high standard.”

David Hart and Chris Phenice of CB Richard Ellis will lead the leasing of the project. The general contractor is the Denver office of Whiting-Turner Construction.

Hines has been active in the Denver market since 1982. The firm recently developed 1515 Wynkoop in Lower Downtown Denver, a 306,000-square-foot mixed-use office and retail building on the corner of 15th and Wynkoop which is more than 90% occupied.  Prior to 1515 Wynkoop, Hines developed the “Cash-Register Building” now know as Wells Fargo Tower in the Denver CBD and 4600 S. Syracuse in the Denver Tech-Center.
