VERONA, NJ-Joined by local officials including Mayor Frank Sapienza, executives from Roseland Property Co. and JMP Holdings broke ground on Phase II of The Highlands at Hilltop residential community at 200 White Road Road here. The new phase will consist of 130 one- and two-bedroom luxury rental residences, a 6,000 square-foot clubhouse and access to tennis and basketball courts.

“Phase 1 was successful beyond our wildest dreams,” Debra Tantleff, vice president of development of Short Hills, NJ-based Roseland, tells GlobeSt.com. “We can’t keep enough units in the place.”

The fully occupied Phase 1, completed in May 2010, consists of 95 residences, a 4,700-square-foot clubhouse and an outdoor pool. Many of the residents, in fact, have relocated from elsewhere in Verona, Tantleff reports, with neighbors moving together to the complex. Rents in Phase 1 start at $1,900 monthly for a one-bedroom apartment, and $2,400 a month for a two-bedroom unit.

“With having an A-plus-plus location with magnificent views and the extreme success of the property, it made perfect sense to break ground now,” Tantleff says.

The complex is located near the New Jersey Turnpike, Garden State Parkway, and Routes 80, 280 and 23. Because it is located on a hill, this phase will be the last.

Lance Blake, president of Livingston, NJ-based architecture firm Rotwein & Blake, designed both phases of the project. Construction is being funded by Investors Savings Bank, with occupancy expected in early 2013.
