NEW YORK CITY-American Real Estate Management has leased 90,000 square feet of space in the Bronx, to be used by an affiliate of the company, American Self Storage. The industrial space, located at 1351 and 1339 Jerome Ave./1320 and 1342 Inwood Ave., saw an asking rent of $7 per square foot, according to Grant Dolgin, a Kalmon Dolgin Affiliates broker.

Dolgin repped the owner, Plaza Packaging Corp., along with colleague Dmitri Gourianov. He tells GlobeSt.com that the tenant was drawn to the building due to its location—which is well-suited to a self storage operation.

“You’ve got a lot of frontage on Jerome Avenue, the subway stop right there, high ceilings and loading on both the back street and Jerome Avenue,” Dolgin says, noting as well the abundance of residential in the area. “It’s definitely changing into a more lively area.”

In addition to the 4, B and D subway lines, the building is also in close proximity to the Major Deegan and Cross Bronx Expressways.

While Dolgin and Gourianov represented the owner in the lease, Ivan Diaz from Manhattan Brokerage Consultants represented the tenant.
