WASHINGTON, DC-Roadside Development is about to break ground on a long-anticipated, one-million-square foot project in the Shaw neighborhood--a $260 million project that got pushed across the finish line thanks to the Obama Administration’s expedited processing of the permitting and environmental review process.
Groundbreaking for the ambitious undertaking, CityMarket at O, located at 7th and O Streets, NW, is scheduled for Friday. It is one of the 14 infrastructure projects around the country selected by the Obama administration to be expedited under the President’s jobs proposal. It is also the only mixed-use development and non-infrastructure project to be fast-tracked in such a manner. Roadside Development did not return a call to GlobeSt.com in time for publication.
The project calls for the development of 635 residential units. Of these, 84 will be set aside for seniors as affordable, 401 will be market-rate apartments and 150 will be developed as luxury condominiums. Construction will include the demolition of a former Giant grocery store and the restoration of the historic 1881 O Street Market Building--one of the five original brick market buildings in Washington. A flagship 72,000-square-foot Giant grocery store will be located in the building when it is complete.
The project will also include retail and restaurants and a 182-room Cambria Suites hotel.
The Giant Food supermarket is expected to deliver in Summer 2013. The 182-room hotel and 401 units of market rate rental housing will deliver in early fall 2013. The 84-unit affordable senior housing building and 150-unit condominium will be completed in fall 2014.
Roadside Development has several partners for this project, including Bernstein Management Corp., the District, Giant Food, DC Regional Center and EB5 Capital.
Also participating in the development are Clark Construction, Bozzuto Management, Shalom Baranes and Associates, Concord Hospitality and Choice Hotels.
