HOUSTON-After a metro-wide search for expansion space, S&B Engineers and Constructors Ltd. acquired a 109,000-square-foot, multitenant office building from Radler Enterprises. The buyer is using the 1980s-constructed Cypress Lakes office building to expand its engineering and construction operations.
“The building was substantially vacant by the time we looked at it,” explains Michael Hill with Houston-based Hill Properties, who worked with locally based Studley Inc.’s Derrell Curry on behalf of the buyer. “What S&B has done is gone to the tenants and made arrangements to move out most of those remaining.” S&B, which is headquartered in Houston, will spend money on upgrades.
Hill tells GlobeSt.com that the buyer looked at between 20 and 30 properties throughout the area before settling on the final asset, which had been built and maintained by Radler Enterprises. Michelle Wogan with Transwestern was the building’s leasing agent, and also represented Radler in the transaction.
“A number of things made this the top choice,” Hill comments. “The configuration of the property, the floor size and the fact tenants could be moved. The location was good for them, too.”
