FORT LAUDERDALE, FL-800 Brickell won the nod from the US Green Building Council. The 208,325-square-foot Downtown Miami office building earned LEED Silver certification—and some new tenants that bring occupancy up to 83%. Stiles and an institutional partner own the asset.

800 Brickell incorporates energy-efficient and sustainable features, such as a computer-operated energy management system that controls the air conditioning and heating while monitoring indoor air quality, electricity-reducing technologies, water-conserving plumbing fixtures and the use of low VOC-emitting paints and sealants. The building also features advanced recycling systems and green cleaning products that are environmentally safe, Green Seal Certified and bio-renewable.

“In the case of 800 Brickell, as it is not a brand new building, the certification reflects the improvements made, the ongoing commitment of both ownership and management in the maintenance of the building to remain at the top in competing for new tenants,” Richard Stein, a senior asset manager for Stiles, tells GlobeSt.com. “Some tenants look for the LEED certification as determining current and future operating costs as they look to minimize expenses.”

On the leasing front, most of the activity is coming from marketing and advertising agencies. 800 Brickell offers a central location, modern design and highly flexible floor plans. In the last six months, Stiles has leased nearly 31,000 square feet of office space in the tower. Recent long-term leases include global wholesale insurance broker Swett & Crawford, Employee Mobility Solutions, Creative Spanish Group, Blue Print Group and the Sol Group.

“For larger, multi-floor tenants there are several choices among the new buildings delivered over the last two years so it is a tenants' market for them,” Stein says. “For tenants under 8,000 square feet, depending what their specific priorities are there may be less choices if they want a specific area.”

800 Brickell is a 15-story, glass office building that is home to the city’s most reputable international financial and marketing firms, including Ferragamo International, Banco de Brasil, Totalbank, Chilean Trade Commission and Conde Nast America. The tower has floor plans ranging from 1,100 to 7,700 square feet. An attached parking structure provides 2.7 spaces per 1,000 square feet—the highest parking ratio on Brickell.
