DALLAS-Locally based Dallas based Realty Capital Partners LLC (RCP) in partnership with Cirrus Group sold its newly constructed Reliant Rehabilitation Hospital to American Realty Capital.  At the time of sale, the in-patient rehabilitation hospital was 100% leased to a partnership between Reliant Healthcare Partners (which will operate the facility) and 20 local physicians.

The four-story, 60-bed facility at 7930 Northaven Rd. is near two of Dallas’ largest hospitals, the 660-bed Medical City Dallas and the 866-bed Texas Health Presbyterian Hospital Dallas. Limited partner RCP provided most of the equity financing for the project, while Cirrus Group was the general partner and developer.

“We are quite pleased to be able to partner with Cirrus to build this hospital,” said Richard Myers, CEO of RCP in a press release. “They are a great medical developer and did a wonderful job on this project.”

Reliant Healthcare Partners was formed to develop and operate multiple rehabilitation hospitals in Texas as well as other parts of the country. RHP currently has three operational facilities located in Richardson, Houston, and Round Rock, Texas, and six additional facilities under various stages of development across the greater Dallas, Houston, Austin and San Antonio markets.


Acquisitions/Dispositions

IRVING, TX-Libitzky Holding LP purchased the 127,709-square-foot office building at 1212 Corporate Dr. Gary Carr, Eric Mackey and Robert Hill of CBRE represented the seller, American National Bank.

MESA, AZ- Private investors Dickinson-Phoenix 1 LLC purchased the 9,000-square-foot Pioneer Plaza at 606-616 E. Main St. from Pacific Coast Bankers’ Bank for $845,000. Cassidy Turley BRE Commercial’s Paul Boyle, Rick Danis, Cliff Johnston, John Appelbe and Chris Hollenbeck represented the seller. Ron Finkel with AZ7 Real Estate represented the buyer.

MESA, AZ-Trimont Real Estate Advisors Inc. of Atlanta, GA has sold the 36-unit Olive Tree Vistas at 436 W. 8th St. to Los Angeles-based Ennabe Properties Inc. for $576,000. Greg Thielen and Thomas McPherson with Hendricks & Partners represented the seller.

PHOENIX-California Capital Real Estate Advisors of Pasadena, CA acquired the 64-unit Casa Nueva at 125 N. 18th St. for $2.1 million, or approximately $32,812 per unit. The seller was ATC Realty One LLC of Rancho Bernardo, CA. Bill Hahn, Jeffrey Sherman and Trevor Koskovich of Colliers International negotiated the transaction.

PHOENIX-Calista Real Estate LLC, of Anchorage, AL, acquired 25 units in the 26-unit Metro 1 Townhomes at 5301 N. 19th Ave. for $3.375 million, or $135,000 per unit. The lender-owned property was sold by IMH of Scottsdale, AZ. The transaction was structured with 22 units acquired as fee simple and three units acquired in the form of notes secured by the individual units. Bill Hahn, Jeffrey Sherman and Trevor Koskovich of Colliers International negotiated the transaction.

PHOENIX- Jorde Hacienda Inc. acquired the 44,484-square-foot, mixed-use Higley Village on Queen Creek Road from Meridian Bank for $3.74 million. Rick Danis, Paul Boyle, Ryan Schubert and Michael Hackett with Cassidy Turley BRE Commercial represented the seller. Kevin Petersen of Petersen Properties & Management Inc. represented the buyer.

ARLINGTON, TX-Primerica signed a new 1,672 square foot lease at 1161 W. Corporate Dr. Theron Bryant with SCM Real Estate represented the landlord and James Davis with NAI Robert Lynn represented the tenant.

DALLAS-B2B Web Ventures renewed its 5,923-square-foot headquarters lease at Oak Lawn Plaza, 2501 Oak Lawn Ave. Greg Whittington and Tyler Herring with CresaPartners in Dallas represented the tenant. Landlord Gaedeke was represented by Belinda Dabliz.

DALLAS-Headquarters tenants Greenbrier Development LLC and the law firm of Simon Greenstone Panatier Bartlett, PC, renewed 8,355 square feet and 12,919 square feeet, respectively in One McKinney Plaza at 3232 McKinney Ave. Rick Tiller of Swearingen Realty Group represented Greenbrier Development in the negotiations. Belinda Dabliz with landlord Gaedeke negotiated a direct deal with the law firm, formerly Simon, Eddins & Greenstone.

DALLAS-Geavista Group Inc. renewed 3,079 square feetof office space in One Energy Square, 4925 Greenville Ave. Sharon Friedberg and Melanie Hughes with Bradford Commercial Real Estate Services represented the tenant. Sandie Matejek of Jones Lang LaSalle represented the landlord, YPI Energy Square LLC.

DALLAS-ISC Group Inc. has leased 5,897 square feet at 3500 Oak Lawn Ave. Jonathan Hill with FinleyMorrow Corporate Real Estate Strategies represented ISC in the lease negotiations. Nathan Durham of PM Realty Group represented the landlord.

DALLAS-Priority Fulfillment Services Inc. leased 78,060 square feet of office space at Renaissance Tower from Binyan Realty LP. Dennis Barnes, Celeste Fowden and Clay Gilbert of CBRE represented the landlord, and Rick Hughes of Cushman & Wakefield represented the tenant.

DALLAS-RKM Advisors LLC leased 2,223 square feet of office space at 8401 North Central Expressway from Lincoln Park Partnership. Robert Blount and Jeffrey Ellerman of CBRE represented the tenant, and Elliot Prieur with Lincoln Property Co. represented the landlord.

DALLAS-Two tenants have taken space at Gaedeke’s Regency Plaza at 3710 Rawlins St., while another tenant renewed space. Verner & Brumley leased 4,012 square feet, while SOS Security took down 1,713 square feet. The landlord was represented in-house by Belinda Dabliz on both transactions. SOS was represented by Mary Stoner Yost of Colliers International.  Additionally, Live Oak Counseling Center LLC renewed its 4,766 square foot lease at Regency Plaza and was represented by Matt Perry-Miller of Laughlin Commercial Realty Group.

FORT WORTH-Lemongrass Salon LLC leased 2,628 square feet of retail space at 6370 Camp Bowie Blvd. from Armstrong Camp Bowie Hilldale LLC. Nathan Wood of CBRE represented the landlord.

GRAND PRAIRIE, TX-KMBP Group LLC leased 5,000 sf of light industrial space at 1203 E. Avenue J from 1201 Avenue J LP. Erik E. Blais with Bradford Commercial Real Estate Services represented the tenant. The landlord used in-house representation.

GRAND PRAIRIE, TX-Luvere Truck Equipment Inc. has renewed 8,067 square feet of flex industrial space at 1475 Avenue S. Michael W. Spain and Jim Ferris with Bradford Commercial Real Estate Services negotiated a direct deal on behalf of the landlord, DCT Industrial Trust.

GRAND PRAIRIE, TX-Niles Building Products Co. leased 12,400 square feet of distribution space at 609 Avenue R from DCT Industrial Trust. Michael W. NORTH RICHLAND HILLS, TX- CRIF Corp. has renewed a 7,349-square-foot lease and Aerotek Inc. added 1,245 square feet to its 8,291 square-foot lease at Richland Corporate Centre, 9001-03 Airport Fwy. John H. Pope and Kyle Jacobs with Stream Realty represented CRIF Corp., while Aerotek was self-represented. Belinda Dabliz was the in-house representative for landlord Gaedeke.

PASADENA, TX-International Distribution Corp. expanded its lease at Bay Area Business Park to 52,300 square feet of warehouse space at 9311 Bay Area Blvd. Coe Parker, B. Kelley Parker III, John F. Littman, and Tim M. Thomas with Cushman & Wakefield of Texas Inc. represented the tenant. Kyle Valentine and Justin Robinson of Stream Realty represented the landlord.

PLANO, TX-Energy Resource Technology leased 8,999 square feet of office space at 5068 W. Plano Pkwy. from Parkway Commons LP. Michael Dudley of CBRE represented the landlord, while Jay Annand of Annandale Properties represented the tenant.

TUCSON-The Arizona Department of Economic Security leased 25,998 square feet at a two-story office building located at 800 E. Wetmore Rd. David Montijo of CBRE’s Tucson office represented the landlord, Floating Island Investments LLC of Zephyr Cove, NE, in negotiating the five-year lease agreement. The tenant plans to occupy the building in April 2012.
