CHICAGO-A venture of R. P. Fox & Associates has bought a mostly vacant building measuring 42,000 square feet at 2778 N. Milwaukee Ave. for $2.4 million from Samson Management LLC. Gap Inc., which occupies nearly 14,000 square feet, is the only tenant in the four-story building.

The Oak Park-based firm has plans to transform the upper floors of the building into apartments. Chicago-based Essex Realty Group Inc.'s Matthew Welke represented the buyer and Michael Bennett from Newmark Knight Frank's Chicago office represented the seller.
