CORPUS CHRISTI, TX-La Palmera owners Trademark Property Co. and Institutional Mall Investors LLC signed five leases totaling more than 18,106 square feet. All five retailers will open shop in the one-million-square-foot mall by late spring, 2012.

White House Black Market took down 3,453 square feet; Soma Intimates is leasing 2,313 square feet; 2b bebe will occupy 4,885 square feet; Traffic Shoes will be in 1,105 square feet and Papaya has taken down 6,350 square feet. In addition, Children's Place has relocated to 3,467 square feet within the mall at 5488 S. Padre Island Dr., while Payless ShoeSource has moved to 3,360 square feet.

“Traffic and sales remain strong at La Palmera,” says La Palmera general manager Fred Walters in a press release. “Having that strong position in the Coastal Bend retail market means we can attract the top retail and dining options. Additionally, the recent acquisition of the former Staples Center adjacent to La Palmera mall, will allow us to continue expanding the quality shopping experience as the center transforms into The Shops at La Palmera.”

Renovation is scheduled to begin on the former Staples Center in late 2012 with completion slated for 2013. Details are forthcoming on the redesign, which will incorporate sustainable building practices and total approximately 200,000 square feet. Trademark Property will lease and manage the new center. 


ACQUISITIONS/DISPOSITIONS
  • CHANDLER, AZ- Eleven Investments LLC acquired the 57,038-square-foot Santan Gateway South shopping center at 1305-1445 S. Arizona Ave. for $6.2 million. Darren Tappen, Troy Nelson and Scott Nelson with Voit Real Estate Service's local office and Pete Beauchamp of Voit's Irvine, CA office represented the special servicer seller. Matthew Olson of Property Resources Group LLC represented the buyer.
  • DALLAS-Auto Fit acquired a 70,000-square-foot flex showroom at 8223 Stemmons Fwy. Jason Moser of Stream Realty Partners LP represented the seller.
  • DALLAS-Jesus Calls bought a 12,000-square-foot office building at 8855 Stemmons Fwy. Stream Realty Partners LP's Jason Moser, Blake Kendrick, Hanes Chatham and Jeremy Kelly represented the seller.
  • FORT WORTH- Fort Worth Plumbers & Pipefitters Joint Apprenticeship and Training Committee acquired a former 36,792 square foot Food Lion at 9920 White Settlement Rd. Beaux Riley with SCM Real Estate Services represented the buyer in this transaction. Amy Nott with CBRE represented the seller.
  • HOUSTON- Global New Millennium Partners Ltd. purchased a portfolio of nine Burger King net-leased restaurants in the metro region. Marshall Clinkscales and Bill Byrd of Colliers International represented seller Gramdale Inc. in the transaction.
  • HOUSTON-National Property Holdings LP acquired a 26,000 square-foot industrial building at 80 White Rd. from Martinez A&M Investments LLC. Clay Pritchett of NAI Houston brokered the transaction.
  • PHOENIX-MAB Ventures sold a 57,128 SF industrial warehouse building at 21405 N. 15th Lane, Building F for $3.28 million to Deer Valley 15 Investments. The seller was represented by Mark Linsalata and Jeff
  • Conrad with Lee & Associates. Kyle Westfall with Cushman & Wakefield represented the buyer.
  • PHOENIX-Three Pizza Hut restaurants traded ownership in separate transactions for a total of $3.55 million. The properties were sold to individual all-cash buyers from California and Arizona. The restaurants are located at 4708 S. 48th St. (Phoenix); 2056 E. Baseline Rd. (Mesa) and 808 W. Broadway Rd. (Tempe). Dennis Vaccaro and Matthew Mousavi with Faris Lee Investments represented the seller in disposition of the triple-net-leased assets.
  • TEMPE, AZ-Presson Corp. acquired the 162,274-square-foot Tempe City Center, a retail and office property at 1400-1470 E. Southern Ave. for $9 million. Cushman & Wakefield of Arizona's Chris Toci, Dave Seeger, Chad Littell and Mark Gustin brokered the transaction.
  • TEMPE, AZ- RND11, LLC of Irvine, CA bought the 137-unit Villas at 1718 S. Jentilly Lane for $5.9 million from LNR Partners. David Fogler and Steven Nicoluzakis with Cassidy Turley BRE Commercial represented the seller.
  • WICKENBURG, AZ-20|20 Real Estate Partners acquired the 30-unit West Haven Apartments at 540 S. West Rd. from TriTex Real Estate Advisors Inc. Danny Lee and Neil Sherman with Sperry Van Ness brokered the REO transaction.

  • DALLAS-Brands Suite Warehouse leased a 11,938-square-foot building at 3704 W. Camp Wisdom Rd. in front of Southwest Center Mall. Christopher Gibbons and Charlotte Walley of Venture Commercial represented the landlord in lease negotiations.
  • HOUSTON- Mobile Storage of Texas LLC DBA Zippy Shell West leased a 10,000-square-foot office/warehouse at 3233 W. 11th St., Suite O from 3315 W11th Ltd. and Bay El Camino Ltd. James E. Foreman and Louis “Beau” Kaleel of Cushman & Wakefield of Texas Inc. represented the landlord.

  • IRVING, TX-Ludwig Diversified Enterprises dba Visiting Angels leased 1,020 square feet of flex office space in Merrick Park, 930 N. Belt Line Rd.
