DALLAS-StreetLights Residential launched construction on the 308-unit Taylor by StreetLights Residential. The project, which has a mix of flats, townhouses and penthouses, has a 2014 completion date.

The 17-story tower is located at 3030 Carlisle between McKinney Avenue and the Katy Trail in the Uptown submarket. WDG Architects, Marly + CO, and Linda Tycher & Associates are the architects and interior designers of record. Rent starts at $1,300 (for apartments).

Taylor by StreetLights Residential is the developer's first project. "We are committed to developing properties which are endearing to a city. The Taylor will represent well-crafted urban architecture, interiors, landscape, art and technology,” said Doug Chesnut, StreetLights Residential's CEO in a press release.

Locally based StreetlightsResidential was launched in August 2011 by Chesnut and Tom Bakewell, who were previously executives with Gables Residential


ACQUISITIONS/DISPOSITIONS

BEDFORD, TX--221 Bedford LLC purchased 34,000-square-foot office building at 221 Bedford Rd. Russ Webb with Silver Oak Commercial Realty represented the seller. No other brokers were involved in this transaction.

BEDFORD, TX-Crockett Real Estate Holdings purchased a 3,070-square-foot office building at 3500 SH 121. Russ Webb with Silver Oak Commercial Realty represented the seller. Phil Samples with Alliance Commercial represented the buyer.

DALLAS-SPRAJ Properties acquired the 46,021-square-foot LBJ Commerce Center at Interstate 635 and Coit Road from US Bank National Association. Jim Turano with Henry S. Miller Brokerage negotiated the transaction between buyer and seller.

FORT WORTH-Davis Development of Atlanta acquired 20 acres on North Tarrant Parkway between Ray White Boulevard and US 377 from Hillwood Communities. The new owner will begin construction in late 2012 on the 322-unit Sovereign, a luxury multifamily property.  Venture Commercial's Ken Reimer and David Davidson Jr. represented Hillwood Communities in the transaction.

HOUSTON-Perfect Touch Linens acquired a32,760-square foot building at 3202 McKinney. The seller, Porter Warner Industries, was represented by Chris Caudill and Joel Michael of NAI Houston.

HOUSTON- SEBA Metals acquired 13,200 square feet of land at Katy Freeway and Cortlandt Street. This summer, SEBA Metals will launch construction on a 12,000-square-foot office building that will house the company’s corporate headquarters. Chris Dray with Moody Rambin Investment Services represented SEBA metals in the land acquisition.

PHOENIX-Evergreen sold a 3,500-square-foot retail building at 4325 E. Thomas Rd. to USAA Real Estate Co. Derek Layne with Stan Johnson Co.'s Santa Monica office represented the Phoenix-based seller; the buyer was represented by Capview Partners.  The building is 100% leased to Raising Cane, a fast-food restaurant.

MESA, AZ-CRM of America LLC purchased 4.45 square feet at the intersection of Pecos and Mountain Roads for $205,000 from Commerce Bank of Arizona. Paul Doyle, Rick Danis, Will French and Brian Rosella with Cassidy Turley BRE Commercial LLC brokered the transaction between buyer and seller.

PHOENIX- Clocktower Corporate Centre LP acquired the 109,779-square-foot Clocktower Corporate Centre at 7776 S. Pointe Pkwy. for $2.95 million from Marketview Properties LLC. The building was 37% occupied at the time of sale. Eric Wichterman and Mike Coover with Cassidy Turley BRE Commercial represented the seller. 


LEASES

DALLAS-Restaurants America leased a 5,810-square-foot space at Mockingbird Station, on Mockingbird Lane. Michael Miller and Jason Puig with SRS Real Estate Partners represented the tenant in the negotiations. Aaron Stephenson, Zachary Porter and Brett Madden with Retail Street Advisors represented the landlord, Mockingbird Station.

DALLAS-Bradford Commercial Real Estate Services representatives negotiated the following lease transactions:

  • At Heritage Business Park, 1001 Nolen Dr. in Grapevine, TX. Henry Schein Inc. renewed 241,909 square feet of warehouse space. Michael W. Spain with Bradford Commercial Real Estate Services represented the landlord, A&B Properties Inc. Brett Owens and Brant Landry of Transwestern represented the tenant.
  • At Frisco Commerce Center, 10570 John W. Elliott Dr., Frisco, TX. BDG Air LLC leased 27,346 square feet of industrial flex space from Seacal Frisco LLC. Nick Talley with Bradford Commercial Real Estate Services represented the tenant. Bob Hagewood of Stream Realty Partners LP represented the landlord.

GRAPEVINE, TX-AP Dreamworks leased 1,600 square feet at 2200 Pool Rd. Russ Webb with Silver Oak Commercial Realty represented the landlord.  James Keoughan with ReMax Heritage represented the tenant.

HOUSTON-Convergent Outsourcing Inc. renewed 18,563 square feet at 10750 Hammerly. Chris Dray and Griff Jaggard of Moody Rambin represented the building owner Kirsten WD LLC. CBRE represented the tenant in negotiations.

HOUSTON-Health Care Service Corp. leased 48,214 square feet at 1800 West Loop. Michelle Wogan and Monte Calvert with Transwestern represented the landlord, 1800 West Loop Houston, Ltd., and Ryan Barbles and Garrold Parratt of Jones Lang LaSalle represented the tenant.

HOUSTON- CBRE Group Inc. representatives negotiated the following lease transactions:

  • At 1616 S. Voss, leases totaling 18,459 square feet. CBRE's Steve Rocher, Kristen Rabel and Louann Pereira represented property owner SanVoss Properties in a 12,569-square-foot renewal to Greenwood-King Properties, and a 5,890-square-foot expansion to AZKU Inc. Greg Cubbison of Reliance Property Advisors represented AZKU.
  • At 4900 Woodway, leases totaling 15,648 square feet. Dave Hanusa, Kristen Rabel and Louann Pereira of CBRE represented building owner 4900 Woodway Associates LP in a 8,071 square-foot lease to Strong Pipkin Bissell & Ledyard LLP; a 3,822-square-foot lease to Green Mountain Energy Co. and a 3,745 square-foot lease to Foreman Perry Watkins Krutz & Tardy LLP. RICHARDSON, TX-Stream Realty Partners LP has been selected by Equity Office and Rosewood Property Co. to oversee leasing for the 121,000-square Custer Court office building.  Stream Realty's Tim Terrell and Tommy Nelson will handle leasing activities.
