WASHINGTON, DC-It is easy to lose track of the progress at Forest City Washington’s The Yards, a wildly-ambitious, multi-phase, mixed-use, 5.5-million-square-foot commercial real estate redevelopment on the Capitol Riverfront. To date, the project has delivered the Foundry Lofts Apartments, a 170-unit residential building that opened in December 2011 and is now almost completely leased.

This summer will see the start of two new buildings at the Yards. One is this week’s groundbreaking of the Lumber Shed, a historically protected industrial building that is being readapted and transformed into a two-level glass pavilion.

The 30,000-square foot structure will house five restaurants on the ground floor, one of which--New York City restaurant Osteria Morini--has already inked a lease for its first local dining destination. Forest City Washington expects to announce a second restaurateur this summer. The top floor will offer office space. Located on Water and Third streets, SE, the Lumber Shed is expected to deliver in the third quarter of 2013.

The other building Forest City Washington will begin construction on this summer is a residential/retail project called Twelve12. It will house 218 apartment units plus a 50,000-square-foot Harris Teeter grocery store at street level, a 28,000-square-foot fitness club in an adjacent building and 9,000-square-feet of additional retail.

Twelve12 will deliver in early 2014. A third building, the Boilermaker Shops, another adaptive mixed-use reuse, is also expected to open later this year.
