MIAMI—Blanca Commercial Real Estate has been filling up office buildings over the past three years. Now the firm is adding more staff to tap into the next wave of opportunities. Blanca added Alison Pages as executive vice president.

Pages brings more than 20 year of market experience to Blanca, closing 1.5 million square feet of space in deals worth more than $250 million during her career. She previously specialized in office and medical leasing at Colliers International South Florida, where she served as a senior vice president. Colliers was not immediately available for comment.

Pages’ addition to the Blanca team coincides with the firm’s third consecutive year of steady growth, dating back to its founding in 2009. Since then, the company has emerged as one of the most active commercial real estate services firms in South Florida with a total transaction volume of approximately $430 million. Blanca has advised clients in the completion of more than 1.8 million square feet of lease and sales transactions.
 
“The ACA is going to potentially increase the number of people with health insurance, so we may see an increased demand for medical providers, in particular family and primary care providers,” Pages tells GlobeSt.com. “This will create increased demand for more space. Healthcare systems, such as Baptist Health, have been preparing themselves for a shift in health care towards more preventative care, which also may require more clinic space.”

During her tenure at Colliers, Pages represented and assisted with the site selection and relocation process of corporate headquarters and expansion sites for various clients, including CarePlus/Humana Health Plans and Wicker Smith Law Firm. She also represented a variety of institutional and local building owners, including TA Associates and TIAA CREF. Most recently, she successfully closed two transactions with VITAS Healthcare and Florida Career College for a total of 65,000 square feet.
 
Despite the opportunity, Pages does see some challenges for medical office center growth in South Florida. Says Pages: “Since space is dense in the highly populated areas, the medical office sector has limited inventory of well-managed quality projects with sufficient parking to comfortably accommodate medical users and their visitors.”
