The Building Reaches 65% Occupancy at Grand Opening

MIAMI—The Building, a 58,000-square-foot class A office building in Coral Gables, is welcoming its first tenant. After completing construction on time and on budget, the modern Mediterranean-style building is officially open.

Located at 2990 Ponce de Leon Blvd., the Building is nearly 65% leased to tenants such as the Mas Group and Zubi Advertising. Zubi is the first to move in, occupying 25,000 square feet. The remaining tenants will move in before the end of the third quarter, when tenant improvements are completed.

Transwestern senior vice presidents Walter Robinson and Laurel Oswald, along with associate Jennifer Lee Marcus, are leading the exclusive leasing for the landlord.

“We initially secured Zubi Advertising as the anchor tenant,” Robinson tells GlobeSt.com. “Then, through aggressive marketing and utilization of the long-standing community relationships and track record of proven developer, Alberto J. Perez of AJP Ventures, we were able to secure the remaining percentage.”

The Building is a collaboration and a joint venture between Juan Carlos Mas of the Mas Group of Companies and TAZ Partners, a real estate investment fund created by the Zubizarreta family. Amenities include a rooftop terrace, ample parking, and full floor private suites with floor-to-ceiling windows.

“We believe our typical floor plate of 7,000 square feet meets the demand of the average size quality tenant in Coral Gables,” Robinson says. “To market the building to our targets, we are employing a multi-pronged approach. On a broader reach, we are working closely with the economic development organizations and the commercial brokerage community, while also employing a target market approach through direct contact with potential users.”
