FAIRFAX, VA-Manhattan Construction Co. has won a contract to build a new office and parking garage here. Awarded by Fairfax (VA) County Board of Supervisors, the contract is worth $48.5 million and specifically calls for for the construction of a five-story, 200,000-square-foot building and 230,000-square foot parking garage at 8221 Willow Oaks Corporate Dr. Fairfax County Department of Public Works and Environmental Services is managing the project.
Manhattan Construction is breaking ground now with the foundation work. The project—the second that the county has contracted with Manhattan--is expected to deliver in the summer of 2014. The first was the McConnell Public Safety and Transportation Operations Center and Forensics Facility, which delivered in 2008. This building will be used to house the behavioral healthcare services of the Fairfax-Falls Church Community Services Board.
The new asset will have a number of green elements: it is being designed to LEED Silver standards and will feature a so-called Limelight lighting control system that is said to provide a 65% reduction in energy costs when compared to regular systems. Landscaping and hardscaping includes retaining walls and green screens.
“I have to tip my hat to Fairfax County and the architect,” said Manhattan Senior Vice President Jim Lee, in a prepared statement. “This project is packed with green-friendly design features. We're looking forward to collaborating with them and incorporating our green building methods and construction-waste recycling program.”
