SAN FRANCISCO-The 42-acre mixed-use development known as the Hercules Bayfront is set to break ground here in Q3 2013. Not only will the finished area feature two distinct, multifamily residential communities along the waterfront connected by a central, mixed-use downtown retail district, but it has also already been awarded Stage 1 LEED-ND Gold status.

According to Anderson Pacific, LLC, the Managing Member of Hercules Bayfront, the project will roll out in phases. Initially, construction will focus around the area known as “The Village.” It will eventually include 750 market rate residences, office properties, retail spaces and flex spaces including parks and plazas. Additionally, The Village will connect to the San Francisco Bay Trail.

“While it has taken longer than anticipated to commence actual construction, it will actually be quite advantageous and timed with improving economic conditions in the Bay Area,” Jim Anderson, CEO of Anderson Pacific, said in a statement from the company.  “Further, there’s a strong element of development flexibility built into the master plan that allows us to better match market demand and specific economic conditions, expediting Hercules Bayfront’s ultimate completion.”

The planned development lies adjacent to the community of Hercules, California, which is on the North Bay and approximately 15 minutes north of Berkley. Eight years ago, Oso Trabuco, LLC and Anderson Pacific, LLC, with the community of Hercules had the idea to revitalize the City's waterfront and unite residential, retail and office space, with dedicated open park space. It was also significant to provide access to a major transit hub. Being that it has taken this long to come to fruition, the groundbreaking slated for next year is all the more meaningful and anticipated.
