AUSTIN-DivcoWest, based in San Francisco, bought two historic office buildings in the CBD from Heitman LLC. The two assets acquired were the 110,254-square-foot Littlefield Building and the 129,914-square-foot Scarborough, both of which were built during the early 1900s.
The Littlefield Building, at 106 E. Sixth St., was developed by George W. Littlefield and opened in 1912 with American National Bank as the major tenant. The building is currently 86 percent leased with major tenants including Capital One and HQ Global.
The Scarborough, at 101 W. 6th St., is 93% leased. The building was the brainchild of department store baron E.M. Scarborough, who developed and opened it in 1908, where it housed Scarborough's flagship store for many years. Today's tenants include Ruth's Chris Steakehouse, Gold's Gym and Brooks Brothers on the retail level, and Frog Design and WeissComm Group in the office component. Both buildings underwent extensive renovation in the late 1990s.
“These assets have become high-demand creative office buildings that play a key role in the history of Austin," comments DivcoWest acquisitions director Michael Provost in a press release. "They add a sense of place and history for a wide range of tenants, while at the same time providing very unique spaces in a downtown market populated largely by commodity office space.” Both buildings appear in the National Register of Historic Places.

- Prologis LP sold an 844,533-square-foot building to Cobalt Capital. Josh McArtor, Jack Fraker, Jonathan Bryan and Heather McClain Venegoni with CBRE represented the sellr.
EULESS, TX
- A local investment group acquired a 19,324-square-foot office building at 1010 W. Euless Blvd. Mark Allen of Sperry Van Ness/Visions Commercial represented the buyer. The seller was represented by Cody Payne and Steve Fithian of Sperry Van Ness/Visions Commercial.
FORT WORTH
- A local buyer purchased the 60-unit Amberwood Apartments at 800 Hamsted St. City National Bank was the seller and had previously foreclosed on the property. Mark Allen and Steve Fithian of Sperry Van Ness/Visions Commercial represented the seller. The buyer was represented by Thomas Hooke of the Cantrell Company.
HOUSTON
- Keller Management Services Inc. purchased a 46,000-square-foot building at 5731 Harvey Wilson. The seller, 5731 HW, LLC, was represented by John Ferruzzo and Chris Kugle of NAI Houston.
- Lipien Land Company, LLC acquired a 7,000-square-foot warehouse at 4909 Cranswick. The seller, BRG Cornerstone Development and Construction LP, was represented by John Ferruzzo and Travis Land of NAI Houston. Andrew Brod of Raintree Commercial represented the purchaser.
