DALLAS-Maxim Integrated Products Inc. sold two flex buildings and a data center totaling 46,043 square feet in two separate deals. The transactions took place as part of an on-going disposition of 13 buildings that were retired earlier this year as business units transition to 138,000 square feet of brand-new research and development space on its North Dallas campus.
CK & LK Properties LLC acquired an 18,613-square-foot flex building with a 3,240-square-foot data center at 4215 N. Beltwood Pkwy. in Farmers Branch, TX. Down the road, startup D3 Semiconductor LLC purchased a 24,190 square-foot structure, outfitted with light manufacturing equipment, at 15050 E. Beltwood Pkwy. in Addison, TX.
During Q1 2012, California-based Maxim began relocating 800 employees to its new building, which sits on an 18.5-acre tract it carved from a 45-acre campus inherited in 2001 with the acquisition of Dallas Semiconductor Corp. During this year's transition, the vacant buildings were available on a sale or lease basis, but that's no longer the case, according to Leigh C. Richter, senior vice president of Dallas-based Bradford Commercial Real Estate Services, who is handling the disposition for the Fortune 1000 company.
"I've seen good interest and I'm very early into the marketing," says Richter in a press release. Richter has sold three buildings on the Maxim campus since mid-October.
At 4215 N. Beltwood, the built-in data center was the dealmaker for CK & LK Properties, which had been eyeing lease options in the Metropolitan Addison submarket (Farmers Branch is situated next to Addison; both cities are north of Dallas proper). Mark Nelson of Nelson Realty Advisors in Dallas represented the Irving, TX-based buyer, which plans to consolidate several companies at the new location. Richter partnered with Bradford market director Jason Miller on the transaction.
The plug 'n play opportunity at 15050 E. Beltwood was instrumental in D3 Semiconductor's decision to open doors in Addison instead of Phoenix or Southern California. Talks began in August 2011 between Richter and the company's consultant, a former Maxim employee. D3 Semiconductor will receive tax incentives from Addison and the state as an emerging trend and the jobs it will create in the marketplace.
"These buildings were brought to market at the right time and right price for the specialized features in each of them," Richter says.

- CBRE has been exclusively retained by Forestar Group to market its 41-acre Hunters Crossing Business Park. Colin Armstrong of CBRE Austin's Land Services Group is representing Forestar Group in marketing the land at SH 7 and Farm-to-Market Road 304, near Austin. The area has the potential for 500 homes, large retail development and land for multifamily projects. In addition, it will offer sites for new office, medical and R&D/flex buildings, which currently do not exist in the market. CBRE is offering the land for sale in part, or as a whole to users and developers.
