ENGLEWOOD CLIFFS, NJ–Moving to reconfigure its space more efficiently, Heinrich Bauer Publishing has signed a long-term lease extension for 48,000 square feet at 270 Sylvan Avenue here.

Cushman & Wakefield's Curtis Foster represented the publisher in negotiations with landlord Denholtz Associates, represented in-house by Steven Geltzeiler.

The signing follows a transaction in early 2012, also engineered by Foster, that added 13,600 square feet to Heinrich Bauer's space at the building where it has occupied space for more than 20 years.

“Heinrich Bauer will be relocating various publications and operating groups within the building to create additional synergies,” said the broker. The company publishes magazines such as Life and StyleIn Touch WeeklyWomen's World and First for Women.

“The slight reduction in space was not because of a business issue, but rather because of the need to create greater efficiencies,” he said. “The company felt there was a better way of doing business in the same building from an operational standpoint by giving up certain space and taking other space.

 

“The landlord was very accommodating in working with Heinrich Bauer, and the company is pleased to continue the relationship,” said Foster. “Proximity to Manhattan and the need for evening and weekend access to its offices are among the tenant's requirements, and the fact that the landlord was able to meet those operational needs is justly welcomed.”

Built in 1987, the office building holds a total of 130,000 square feet on three floors. 

Heinrich Bauer, headquartered in Hamburg, Germany, puts out more than 300 publications in 15 countries, along with owning television and digital media properties.
