MIAMI—Cushman & Wakefield has been pretty quiet in recent months, but that may be about to change. CushWake brought in Paul Waters, a commercial real estate industry veteran, to lead its South Florida operations.
As senior managing director and market leader of the firm's South Florida offices, which include Miami, Fort Lauderdale, and Palm Beach, Waters is hitting the ground running with a new vision. Still, he tells GlobeSt.com in an exclusive interview, the strategic plan remains focused on people and business: recruiting and retaining and building culture of collaboration, optimism and pride.
In part one of this interview, Waters shared his new vision. In this installment, he talks about goals, strategies, and tactics.
Waters says his goal is not to become the largest commercial real estate services firm—it's to be the best at what the firm does. In line with this goal, he says he will continue the CushWake focus on globalizing management structure and improving the service mix consistency.
“Decisions on our timing and level of presence in markets are client driven,” Waters says. “We do not grow for the sake of putting dots on a map. The biggest challenge in growing a company, especially a large global firm, is determining where to allocate resources and I am ready for the challenge.”
Waters characterizes South Florida as one of the most dynamic markets in the world with unrivaled potential. In fact, he sees see “great potential and growth” in the coming months and years.
“As a global gateway, I cannot imagine a better place for Cushman & Wakefield to operate—or for me to execute a growth strategy based on my experience, than in South Florida,” Waters says. “It is a priority market for Cushman & Wakefield because the company's global reach enables us to service the world's largest multinationals as well as small start-ups, many of which are located right here in the South Florida.”
Before coming on board at CushWake, Waters was executive managing director of Industrial Services with C III Realty's NAI Global. In that role, he led business development efforts for transaction management services in the Americas, focusing on client portfolio optimization and utilization.
From 2005 to 2008, Waters served as a senior managing director with CBRE. And before that, he was a senior managing director with the former Staubach Company, now Jones Lang LaSalle, from 2000 to 2005.
