NORWALK, CT-Acosta Mosaic Group, which markets consumer packaged goods, has leased 16,600 square feet for its new headquarters at Malkin Properties' MerrittView office property here. A division of Acosta Sales & Marketing, AMG is consolidating from offices in Wilton and Darien, also within Fairfield County. The lease at the 260,000-square-foot MerrittView runs through 2020.
“We were looking to relocate within the suburban Connecticut market, preferably at a single, convenient location that could accommodate the growing business of our two existing local offices,” Aidan Tracey, president of AMG, says in a release. He adds that MerrittView's amenities and proximity to both highways and mass transit “persuaded us that it's a great place for our new regional office, and will enhance our presence in the area.”
Jeffrey Newman, EVP with Malkin Properties, represented ownership in the deal, along with senior leasing associate Kimberly Zaccagnino and leasing associate Tara Long. AMG was represented by Steve Crowley of SCA Commercial Real Estate and Bill Knight of Transwestern.
Built in 1985, MerrittView entered the Malkin portfolio in 1994. In 2010, the eight-story office building earned an Energy Star designation from the US Environmental Protection Agency.
At about 90%, according to a Malkin Properties spokesman, MerrittView's occupancy runs well ahead of the county-wide average. Fairfield County's office market was basically stable at the end of the fourth quarter, according to Jones Lang LaSalle. Vacancy crept up to 22.7% at the end of Q4; however, leasing volume was up nearly 30% year-over-year across the county, JLL says.
