NEW YORK CITY-Publisher Conde Nast is in discussions to lease approximately 80,000 square feet at 222 Broadway near its future headquarters at One World Trader Center.

The lease deal if finalized with L&L Holding Company, the owner of the 32-story, 750,000-square-foot building, would have more than a 10-year term and would allow the media and publishing concern to expand its presence in the neighborhood, but at much lower rents.

Crain's New York Business reports that per-square-foot asking rents at 222 Broadway are in the high $40s, versus the $60-plus rates at the WTC site. Conde Nast inked a lease for more than 1 million square feet at One World Trade in 2011. See story in Crain's New York Business.
