Abby Office Centers has renewed its lease at the 363 N. Sam Houston Pkwy. on the city's north side for 20,406 square feet.  Griff Jaggard and Terri Torregrossa of Moody Rambin Interests represented the building owner, 363 Northbelt, LP. Randy Wilhelm with NAI Houston represented the tenant in negotiations for the space in the Northbelt submarket.

Abby Office Centers is in the executive suite industry, offering 24/7 office space and virtual offices. According to the company's website, new locations will soon open in Houston's far west submarket (the Energy Corridor) and in San Antonio, on the Riverwalk.  The company currently has locations in Dallas, New Orleans and Tucson as well as throughout the Houston area.

Apache Junction

  • McHenry Family Trust of Phoenix acquired two retail properties; Arroyo Hermosa, a 21,344-square-foot multi-tenant retail center located at 212 W. Superstition Blvd.  and Mexican Village, a 9,251-square-foot multi-tenant retail center located at 879 N. Plaza Dr. Andrew Fosberg and Steve Fernandez of CBRE's Phoenix office represented the seller, Beaulieu Family Trust of Beaverton, OR, in negotiating the $1.18 million sale.

Phoenix

  • Empire Metal Property LLC acquired a three-building, 33,700-square-foot industrial property at 2007 W. Mountain View Rd. for $1.6 million from Gant Revocable Living Trust. Greg Dodge with Cassidy Turley represented the seller and Janis M. Wagner of Pro-formance Realty Concepts represented the buyer.
  • R&B Wholesale Distributors Inc. acquired a 48,294-square-foot warehouse facility at 353 N. 44th Ave. from the Johnson Family. Will Strong and Jim Wilson of Cushman & Wakefield's Phoenix office represented the seller and Andy Cloud with Cassidy Turley represented the buyer in the $2.6 million transaction.

Tempe

  • AHF American Homes Fund (USA) LP purchased the eight-unit Griffith Estates Apartment at 1337 & 1343 W. 3rd St. from O.W.L. Real Estate and Investments LLC for $389,340. Natan Jacobs, Les Litwin and Victoria Miachika of Vestis Group represented the buyer in the sale.

Austin

  • Belmont Village Senior Living acquired 13 acres at 4310 Bee Cave Rd. Colin Armstrong of CBRE Austin represented the seller. The buyer is building the 141-unit Belmont Village West Lake Hills on the site.

Houston

  • Discount Rags Ltd. acquired a 107,025-square-foot office/warehouse at 8300 Telephone Rd. CBRE's Bill Rudolf and Gray Gilbert represented the seller. Budd Tibbs of Brian Yates Interests Inc. represented the buyer.

 


DEVELOPMENT

ARIZONA

Phoenix

  • Renovation has begun on Camelback Medical Plaza, a 45,936 square foot, 30 year old medical office building located at 5040 North 15th Ave. Centum Health Properties LLC bought the property in February. Romspen Investment Corp. provided the initial acquisition financing and will lend the subsequent funds for the planned capital improvements to the property. The four-story building will undergo a significant facelift on the interior and exterior expected to be completed by late April.

TEXAS

Austin

  • Phoenix Property Co. announced plans for a multi-million dollar modernization of the 140-unit 404 Rio Grande Apartments located at Rio Grande and 5th streets. Phoenix, the original developer of the asset, purchased the property back from the previous owner in August 2012.  Upgrades will utilize LEED-approved materials resulting in a green-friendly and more energy-efficient property. Included in the capital enhancements will be exterior repainting as well as upgrades to the building's façade, pool and courtyard areas, and leasing/business center. Phoenix selected Harper-Brawner LLC as the architect and consultant for the project with Lincoln Property Co. serving as the property manager.

Gilbert

  • Goodwill of Central Arizona leased the 25,740-square-foot former Whole Foods building at the northeast corner of Lindsay and Warner. Sub-lessor Whole Foods Market Inc. was represented by Adam Madison at Cushman Wakefield.  Goodwill was represented by Andy Kroot of Velocity Retail. 

Glendale

  • Velocity Retail's John Jackson, Nick Ault and Michael Clark represented the landlord of Bell Tower Plaza at the northwest corner of Bell Road and 63rd Avenue in Glendale, Arizona in a five- year, 8,108-square-foot transaction with Pawn 1st.  The new store is expected to open in August of this year.

Oro Valley

  • Mattress Firm leased a 3,850-square-foot building at 7871 N. Oracle Rd. in the Entrada del Oro Shopping Center.  The tenant was represented by Darren Pitts of Velocity Retail.  The landlord, Wright-Pantano LLC was represented by Terry Dahlstrom of Volk Company.  The store is expected to open in May of this year and will be the 12th store in the market.

San Luis

  • Andy Kroot of Velocity Retail completed a 14,400-square-foot, 10-year lease to Goodwill of Central Arizona at 301 Piceno Dr.  The owner of the shopping center is JO-AZ LLC.  The store is expected to open in the third quarter of 2013. 

Tucson

  • Mattress Firm finalized a twelve-year lease for 4,000 square foot at the northwest corner of Kino and Interstate 10  in Bridges shopping center.   Landlord Tucson Retail LLC is based in Boise, ID and was represented by Land Advisors Organization's Randy Titzck and Chad Russell.  Darren Pitts of Velocity Retail represented the tenant in the transaction.  The store is expected to open in the first quarter of 2014.

  • Favorite Brands leased 50,000 square feet of industrial space at 13755 Diplomat. J. Scott Moore of Holt Lunsford Commercial represented the landlord, ML Realty. Ryan Boozer of Mercer Company represented the tenant.

  • Fiber Systems International Inc. renewed 49,865 square feet of flex industrial space in 75 Cornerstone Crossing, 1300 N. Central Expwy.   • NAI Houston's Sam Hansen has been selected to lease 2450 and 2500 Fondren, soon to be branded Piney Point Offices. The buildings contain 153,000 square feet of office space and are located just north of Westheimer on Fondren. With a large vacancy pending, the owner is currently completing the design stage for major capital improvements including a reconfigured building entrance at 2500 with a circle drive, as well as, landscaping and monument signage.

  • Tammy B. Karth-Sidles has joined Cassidy Turley's property management team as Vice President. Karth-Sidles will oversee all operations of the property management portfolio and staff in Cassidy Turley's Arizona office. In addition, she will be responsible for strategic business planning and management of client relationships. Most recently she worked for Lincoln Property Co. where she was the Director of Management Services, Desert West Region. Prior, she served as Senior Vice President, Regional Director, West Region for Northmarq Real Estate Services and Senior Director of Property Management, West Region, for Opus Property Services, where she managed a 10 million-square-foot portfolio. Karth-Sidles is a graduate of University of Nebraska and a licensed Arizona Realtor.

Tucson

  • Jim Sellers is joining CBRE's Capital Markets Debt & Equity Finance Group as a Senior Vice President.  Prior to joining CBRE, Sellers was the president and sole share holder of Heritage Advisory Corp., a full-service commercial mortgage banking company located in Tucson, where he specialized in loan origination, negotiation and placement of debt for all commercial property types.  CBRE has also entered into a definitive agreement to acquire a portion of Heritage Advisory's loan servicing portfolio.
