WASHINGTON, DC-Space in CityCenterDC is quickly leasing up: Developer Hines has announced it has inked a new lease with non-profit American Hospital Association in TwoCityCenter. With this lease under its belt, Hines says that the office buildings One and Two CityCenter are now just over 83% leased with additional pending commitments.
The anchor tenant at the complex is, of course, Covington & Burling LLP, which wowed the market with its 420,000-square foot, 20-year prelease last year.
Hines took over Archstone's ownership interest in CityCenterDC earlier this year when the sale of Archstone's assets to AvalonBay Communities and Equity Residential was finalized. Hines also assumed development responsibility for the two large apartment buildings in the complex.
Phase II of CityCenterDC is expected to begin in the first half of 2014. It will consist of a 370-room luxury hotel and an additional 73,000 square feet of retail space. A third phase of the project is also being planned by Gould Property Co., and is expected to include 500,000 square feet of office space and 30,000 square feet of retail. The entire development has been accepted into USGBCs pilot program for the LEED Neighborhood Development certification and is expected to achieve LEED Gold at completion.
