ARDMORE, PA-The Main Line YMCA at 100 St. George's Road has been sold, in a transaction handled by SSH Real Estate.
Pete Soens and Adam Gillespie represented the “Y” in the sale of the property to a residential developer.
The YMCA will vacate the 1.83-acre property in September when a new, state-of-the-art facility opens in Haverford. The new owner will develop the site into luxury condominiums.
“While the Main Line facility has served our members well, we're excited about our new, modern facility,” said John Flynn, president and CEO of the Philadelphia Freedom Valley YMCA in a release.
“The buyer's agreement to lease us the property until the new facility is completed is a huge benefit for us, and provides the community full access to our facilities and programming even during the construction process,” he said.
Soens, an SSH partner, said it was rewarding to help a mission-driven organization accomplish its goals. The company solicited bids on the Main Line facility.
The current Y is located in an established residential market, close to Suburban Square, a high-end lifestyle center.
“Interest in the site came from a wide range of groups,” said Gillespie, an investment broker. “We wanted to make sure that the ultimate purchaser had not only the best price and closing terms but also a development plan that would be in accordance with the in-place zoning. This resulted in a quick and successful closing for our client.”
