CYPRESS, CA-Sika Sarnafil, a roofing company for large-scale commercial, sports and industrial projects, has signed an eight-year lease for a 63,016-square-foot free-standing industrial building at the Cypress Corporate Center here. The building will be used for warehousing and distribution. Colliers International's senior EVP Clyde Stauff represented the tenant in the transaction, while property owner Cypress Land Co. was represented by Sam Chu of CBRE.
SAN JOSE, CA-DTZ has negotiated a 20,771-square-foot lease acquisition at 224 Airport Parkway Concourse II here for client Old Republic Title Co., a provider of real estate transfer products and services for individuals, businesses and governments. DTZ SVP Greg Hylton in the San Francisco office represented Old Republic in the transaction, while Michael Rosendin, Susan Gregory and Katherine Roxborough of Colliers International represented the ownership group, Blackhawk Parent LLC.
Terms of the agreement were not divulged. Old Republic will be relocating its San Jose location from 1900 the Alameda later this year into two floors of space.
MILPITAS, CA-Apex, a new, modern apartment community here, will begin leasing new homes this month. Built by Lyon Communities, the community will feature resort-style amenities on the rooftop. A pool, spa, outdoor entertainment area with TV wall, fitness center, gourmet demonstration kitchen, movie theatre and game room will be available on the 9th floor. Apex will also showcase a Pet Spaw, where residents can groom their pets onsite. The apartment homes consist of studios; one-, two- and three-bedrooms; and one to two bathrooms.
VISTA, CA-Rexford Industrial has signed a $9.8-million, 118,597-square-foot lease at 1335 Park Center Drive here with manufacturer Dr. Bronner's Magic Soaps. The tenant's relocation from Escondido allows for both an expansion and modernization of its production capacity. Dennis Visser and Barry Hendler of Cassidy Turley represented the landlord, and Don Grant, also of Cassidy Turley, represented the tenant in the transaction.

TACOMA, WA-SP Chelsea Heights L.P. has sold Chelsea Heights, a 78-unit apartment community at 603 J St. here, to CR Chelsea Heights Communities LLC, an entity controlled by ColRich Multifamily, for $18.8 million or $241,026 per unit. Built in 2010, the four-story, class-A apartment community offers one- and two-bedroom floor plans. The transaction was negotiated by Kenny Dudunakis of the Seattle office of Hendricks-Berkadia and Jim Jensen of the Tacoma office of Hendricks-Berkadia. CHATSWORTH, CA-LEC Properties LLC has sold a free-standing 24,150-square-foot industrial property at 20433-20439 Nordhoff St. here to Nordhoff SSA LLC for slightly over $3 million. Timothy P. Foutz with NAI Capital's Encino office represented the both parties in the transaction. The new owners will be completely remodeling the facility with new offices, a new exterior elevation, landscaping and parking design for a tenant that they have signed to a long-term lease. There will be a small area in the rear section of the facility that will be available for storage purposes only. |
FINANCING
LAS VEGAS-TMC Financing has arranged an SBA 504 loan for $2.44 million for Escape Adventures Inc. to purchase a site at 10575 Discovery Dr. here. The project includes a 9,792-square-foot retail office space. TMC's Ann Santiago worked with the client to provide financing through the SBA 504 commercial real estate loan program.
EXECUTIVE MOVES
INLAND EMPIRE, CA-Robert Woods has joined Voit Real Estate Services' Inland Empire office as SVP. Prior to joining the firm, Woods was with CBRE, where he was involved in more than 1,000 transactions.
MILL VALLEY, CA-Thompson | Dorfman Partners LLC, a professional developer, owner and manager of multifamily real estate, has hired Gillian Sutton Cho as VP of development. In her new role, Cho is responsible for managing project-specific acquisition and entitlement activities. She previously served as VP of development at Extell Development Co. in New York City, where she led project management initiatives for large scale mixed-use development projects in Manhattan.
SAN DIEGO-Hunter Combs has joined HFF as a director in the local office. Combs will specialize in multi-housing investment sales primarily in San Diego. Prior to joining HFF, he worked for Cassidy Turley's multifamily division, where he was involved in the sale of more than 2,600 multi-housing units in the West region.
