HOUSTON-Stream Realty Partners' Houston office, in a venture with Wile Interests, plans to break ground this summer on phase I of a mixed-use project in the Energy Corridor.
The Offices at Greenhouse, located at the southeast corner of Interstate 10 and Greenhouse Road, is a 12-acre, mixed-use project that will ultimately have 405,000 square feet of office space and 30,000 square feet of retail space with a large outdoor plaza area that includes walking trails and outside seating, according to a report in the Houston Business Journal.
Phase I includes a LEED Silver 203,000-square-foot class A office development, with high-end finishes and a structured parking garage. The project is expected to be completed by July 2014, and is 65% pre-leased to an investment-grade tenant.
Construction has already begun on a 14,500 square-foot retail portion of the project.

Stream Realty, based in Dallas, will provide office development, leasing and management services.
Matt Kafka and Colby Mueck of HFF LP arranged the joint venture and the construction financing on behalf of Stream and its equity partner, J.P. Morgan Asset Management.
