MIAMI—Stiles has been venturing beyond its South Florida roots with Publix projects lately, but that's not keeping the commercial real estate firm from resuming work in its own back yard. Stiles just broke ground on West Lake Commons, an approximate $35 million Publix grocery store-anchored shopping center in Hollywood, FL.

Stiles is developing the shopping center located on the corner of Sheridan Street and South Federal Highway at 1700 Sheridan Street. West Lake Commons is part of a plan to revitalize Hollywood's most visible commercial and residential areas, trafficked by more than 50,000 cars per day. The project will bring several quality retailers alongside Publix to bear, including Pollo Tropical and Starbucks.

“Sites in eastern Broward County are difficult to find,” Bob Breslau, Stiles Chief Development Officer, tells GlobeSt.com. “This site was underutilized for many years and not providing its highest and best use. Our development will allow for the repositioning of a quality property that will transform the gateway to Hollywood with modern facilities, greatly improved access and visibility.”

West Lake Commons will be a transformation of the former Hollywood Lincoln Mercury Dealership, which sits on a 14-acre site that serves as a gateway into the city. A 54,000-square-foot Publix, which will feature an expanded gourmet selection and liquor store, will anchor the retail project. Overall, the shopping center will span 26,000 square feet of inline retail space and up to 20,000 square feet of out parcels. Completion is expected second quarter 2014.

Stiles is taking a sustainable approach to shopping center development, implementing a green practices during construction and project management of the project. These practices include: construction waste management; use of low-emitting materials, recycled content and locally-sourced materials; increased energy efficiency; green housekeeping; and integrated pest management. Stiles has developed, constructed or played a key consulting role in 19 South Florida LEED projects.

Beyond South Florida, Publix is expanding its brand into a new southeast market. Stiles and its Charlotte-based joint venture partner Levine Properties recently broke ground on Publix Super Market's first store in North Carolina.
