MIAMI—Blanca Commercial Real Estate has won another exclusive leasing assignment, the fifth in just six months. Blanca is now representing the landlords of the newly-built office building that serves as International Finance Bank's (IFB) corporate headquarters in Miami. The building is currently 45% occupied.
Located at 777 SW 37th Avenue in the City of Miami, at the entrance to Coral Gables, the 51,600-square-foot class A office building is LEED Gold certified. About 25,500 square feet of office space is available for lease within the building, including 11,500 square feet of contiguous space on the sixth floor and 14,000 square feet on the fifth floor. A 2,628 square foot retail space fronting Douglas Road is located on the ground floor.
“The property's remaining space is ideal for multinational users or entrepreneurial firms seeking a trophy asset with premium finishes and great access to Miami's key thoroughfares and business districts,” says Blanca vice president Andres del Corral. Del Corral and Blanca executive vice president Danet Linares will lead the marketing and leasing for IFB Center.
The building is fabricated with above code large-missile impact glass from top-to-bottom, making its exterior curtain wall window system one of the strongest in the nation. The property also sports an above code backup generator that can power tenants' basic electric needs during outages.
Completed in 2011, construction of IFB Center was managed by Rilea Group, a full-service real estate development firm that has been behind some of South Florida's most successful projects, including 1450 Brickell, Sabadell Financial Center, and One Broadway. The new assignment brings Blanca's total agency leasing portfolio to 3.4 million rentable square feet of office space in Miami-Dade County.
In April, Banyan Street Capital, LLC and Crocker Partners tapped the commercial real estate brokerage and advisory firm to lease Brickell Bayview Centre, a 33-story office tower located at 80 SW 8th Street in the heart of Downtown Miami's Brickell District. Also in April, Prudential hired Blanca to market Bricekll Office Tower and Mas Group of Companies and TAZ Partners have tapped Blanca as the exclusive leasing agent for The Building on Ponce Circle. And in January, Blanca won two more office buildings in Miami-Dade County: the 101,144 square foot 8200 Doral building and the 161,905 square foot Courthouse Tower.
