MIAMI—A prized triple net retail development in Jacksonville has hit the market. The newly constructed Carrabba's Italian Grill and Outback Steakhouse is up for sale.
The seller tapped Calkain Companies to market the triple net restaurant assets, which are located at the northeast intersection of Duval Road and Skymarks Drive. Being offered individually or as a package, the restaurants are adjacent to the retail power center River City Marketplace and the Parkway Shops.
“The properties are truly ideal passive investments for the private buyer, situated on oversized parcels occupied by the top casual dining tenants within their respective sectors,” says Patrick Nutt, managing partner of Calkain's South Florida offices who is leading the marketing efforts for both sites. “Beyond knowing you can sleep well at night with a great corporate tenant, the reality of being located alongside one of the top retail destinations in Northeast Florida adds yet another layer of security.”
The two restaurants are signed to long-term ground leases by subsidiaries of publicly traded Bloomin' Brands. Bloomin' is investing into the project by building a brand new 6,200 square foot restaurant for each tenant.
