Strategic Hires

Over the past week global markets have roiled on the heels of Fed Chairman Bernanke's comments that the Fed will begin to temper its actions as markets begin to stabilize and evidence a more significant recover. The Fed's rather benign and preemptive signals sent stocks and bonds into a free fall, and ever since, pundits are predicting a whole range of signals from the onset of a global recession to a temporary and critically needed correction. As an interested observer of global monetary activities, the lack of clarity and chronically unsettled markets concerns me in terms of the impact these gyrations have on our world of human capital. Since 2008 we have witnessed the contraction of employment in the real estate industry, the slow, choppy recovery, and the rebuilding of many organizations continues to move slowly and strategically. Most real estate companies have learned to do more with less on the professional and administrative front. Yet, we have observed aggressive strategic hiring as companies continue to position for recovery, albeit slow, and emerging opportunities that are offered-up by national and global market adjustments. So what's the net, net? I foresee continued hiring for new initiatives and strategic opportunities, but bulking up organizations and teams is so passé.

VP, Corporate Properties
(NEW YORK CITY) This position will be based in New York and will support the operational and strategic property activities associated with the Northeast buying offices. Responsibilities include: internal relationship management, external vendor management, space planning, project management, facility management, budget preparation, cost management, workplace safety and operational efficiencies. (SAN ANTONIO) Duties include providing analytical and technical support to the global investor group for investor reporting; responsibility for tracking investor equity investment balances in comparison to investor commitments; assisting in the process of calling capital from investors, including gathering data from various departments as well as calculating and drafting notices and supporting documentation for investors; maintaining historical databases relating to current and prospective investors and assets under management; completing surveys from various real estate publications regarding investor fundraising and investment trends; and supporting the process of responding to investor questionnaires by gathering data (both quantitative and narrative) and assimilating responses.

Asset Manager
(DALLAS) The asset manager will be responsible for the asset management of a portfolio of properties in the firm's core and core-plus separate accounts. The properties will predominately be office product located throughout the US. Additional assets will be added to this position's portfolio as new investments are originated. Specific duties include the development and execution of annual business plans with the goal of maximizing the value of each asset; provide oversight for leasing and management teams in an effort to maximize top line revenues and to ensure appropriate cost control measures are implemented; perform economic analysis of all potential lease transactions to verify they are consistent with current market conditions as well as the budget and pro-forma; and stay abreast of market conditions in order to understand the position of each asset in its respective market from a leasing and investment perspective.

Commercial Portfolio Manager
(PALO ALTO, CA) The commercial portfolio manager will manage all day-to-day operations of the Commercial Portfolio and serve as the primary liaison between Essex and its commercial tenants. This position will report directly to the director of commercial real estate and will be based in the Palo Alto office. Additional duties include assisting in negotiating new commercial leases and renewals; ensuring positive relations with tenants; interfacing with brokerage community as necessary; assisting in the development of commercial real estate management policies and procedures as well as best practice guidelines; overseeing commercial tenant improvements; and performing pre/post vacancy tenant inspections.

(RESTON, VA) This position will be responsible for systems administration of a computerized maintenance management system (CMMS) and related account level reporting. General duties include system configuration, records maintenance for system users, properties, assets, work order scheduling, system/data integrity and auditing. 360Facility is a computerized maintenance management system (CMMS). The designated 360Facility systems administrator will be responsible for: overall integrity of the 360 system and assuming responsibility for supporting the account, client and other onsite vendor's (Users) team, overseeing proper system use and configuration to meet internal and client objectives; coordinating and updating user IDs and security profiles for account staff; providing new user training, advanced user training and new feature training to the users as required; and supporting the users with password resets, security changes, general questions and other systems support requests.
