MIAMI—Two Publix-anchored shopping centers have traded hands. HFF closed the sale of Plaza Alegre and Meadows in Miami's West Kendall submarket. The price for the two-property retail portfolio was $35.9 million.
The HFF team representing the seller, Equity One, was led by senior managing director Danny Finkle, director Luis Castillo, and senior real estate analyst Rob Saracco. A fund managed by the Goldman Sachs Real Estate Investment Group purchased the assets free and clear of existing debt.
Completed in 2003, Plaza Alegre is an 88,411-square-foot center that is 94.6% leased to tenants including Publix, Goodwill, and Wells Fargo. The property sits on 7.97 acres at 14630 Southwest 26th Street. Meadows has 75,534 square feet of retail space that is 95.5% leased. Prominent tenants include Supercuts and GNC. The property is located on a 9.11-acre site at 4260 Southwest 152nd Avenue.
“We continue to see extraordinary demand for high quality, grocery-anchored retail centers like these,” says Castillo. “Plaza Alegre and Meadows are two extremely productive properties in dense infill markets that should continue to outperform for its new owners.”
