HUNTINGTON BEACH, CA-Sares-Regis Group has begun construction on a mixed-use residential and retail community here called Boardwalk. Designed by TCA Architects, the project is located on a 12-acre site adjacent to Golden West College and Bella Terra Shopping Center.
Sares-Regis declined to reveal anticipated construction costs for the project, but did tell GlobeSt.com that the value of the development at completion will be $180 million. The project will include 487 market-rate and affordable apartments as well as 14,500 square feet of commercial retail space.
“TCA's vision for Boardwalk achieved our goals of designing a community that reached for the highest form or urbanism within a residential environment that reflects the character of its location,” says Mike Winter, Sr., VP of Sares-Regis. “Through innovative site planning and structure design, Boardwalk promises to create a community that offers a wide range of resident amenities punctuated by pedestrian access to a variety of shopping, retail, transportation, educational and professional environments.”
Boardwalk's design contributes to one of the City's goals to create a pedestrian-friendly environment with residential buildings containing stoops, front porches and entry lobbies. The site plan includes an actual boardwalk created from concrete, stamped to form impressions of recycled woods that connect the mixed-use buildings on Edinger to the interior of the community, leading to the main recreation building and the pool courtyard beyond, then to the second recreation building and ending as it connects to the public park.
There will be a central street intersection defined by an artistic mosaic thoroughfare featuring a seeded concrete inlay reminiscent of waves. The focal point will be a distinctive tower also representing waves that acts as a visual cue for way-finding.
Each building in the mixed-use community features natural materials such as recycled wood and stone tile. Amenities include a fitness center and pool.
“TCA's design presents a relaxed, casual environment that is sophisticated in its design aesthetic,” says Eric Olsen, a managing principal and studio director with TCA. “The new community is organized around a delightful neighborhood street that connects Golden West College and the transit center to the Bella Terra Mall. Along the street is a public park with beach-style volleyball and paddle-tennis courts, open space and recreation equipment. Sares-Regis and TCA Architects are delivering the City's vision for smart growth in Boardwalk.”
As GlobeSt.com reported in March, Houston-based multifamily developer Hanover Co. was set to break ground this year on Olympic and Hill, a mixed-use apartment building in Downtown L.A. designed by TCA Architects. The project scheduled for completion in 2015.
