ALEXANDRIA, VA-JM Zell Partners Ltd. of Washington, DC is considering building a 240-room hotel at its Carlyle Plaza project here.

The hotel, which would total 250,000 square feet, would potentially replace the firm's plans for a 33-story office tower at the site where Zell has planned to build a 1.4-million-square-foot project. The hotel could benefit from the relocation of the National Science Foundation from Ballston to Alexandria that is set for 2017, according to the Washington Business Journal.

Zell CEO Jeff Zell plans to present the hotel project to city officials next week. He says the property's zoning allows for the hotel use instead of an office building on part of the land at 760 and 765 John Carlyle St.

"I think they'll be receptive because it's an important part of having them down there," Zell said. "I think it's the right thing to match up with NSF's needs." See story in the Washington Business Journal.
