PHILADELPHIA-A 146-unit apartment complex in the East Falls section of Philadelphia was approved by the Zoning Board of Adjustment earlier this week.

The approvals for the zoning variances--for height, parking, and loading--was required for Onion Flats, the developer, to acquire the vacant lot from the Philadelphia Redevelopment Authority.

The building at 4300 Ridge Ave. will contain some retail space on the ground floor, as well as 120 above-grade parking spaces, according to PlanPhilly.com. The building, according to Onion Flats, will be the largest “passive house” in the country where energy use can be reduced by as much as 90% based on the design of the “thermal envelope.”

Howard Steinberg, a partner Onion Flats, says construction on the venture can begin next spring. See story at PlanPhilly.com.
