PHILADELPHIA-A group of neighbors met on Tuesday evening and complained about the height and zoning of Dranoff Properties' One Riverside apartment tower proposal in the Fitler Square section of the city. However, there isn't much they can do about it.
Neighbors who met at the meeting of the Center City Residents Association, said the project's building height (21 stories) is too high and that the property, located near the Schuylkill River Trail, should be rezoned for residential use, according to PlanPhilly.com. They asked the association's zoning committee to oppose the project when it comes before the city's Civic Design Review Committee.
However, Dranoff's 167,000-square-foot project at 25th and Locust streets has been proposed as a “by right” project that does not therefore have to appear before the city's Zoning Board of Adjustment. In fact, the neighbors to the project have little regulatory leverage since the Civic Design Review Committee is an advisory-only agency. As long as Dranoff does not change the zoning for One Riverside, PlanPhilly states that the firm could pull the building permits immediately. See story at PlanPhilly.com.
