NEW CARROLLTON, MD-City and Prince George's County leaders are hoping that the construction of the new headquarters for the Maryland Department of Housing and Community Development will finally foster new development here.
Some experts maintain that poor planning, economic downturns bad luck have prevented New Carrollton from realizing its full potential, according to the Washington Post. However, several new mixed-use projects, the relocation of the state's housing agency, and the construction of a Purple Line light-rail station could provide some economic momentum for New Carrollton.
Prince George's County Executive Rushern L. Baker III has put New Carrollton at the top of his list among the county's 15 Metro stations to attract new development.
Berman Enterprises is planning a large development in New Carrollton. The first phase of the project will include 500 residential units and 65,000 square feet of retail space. A second phase will add up to 2,400 residential units, 100,000 square feet of retail and a 300-room hotel. The proposal will go before the Prince George's Planning Board next month.
Meanwhile, Metro has reached an agreement with Forest City Washington and Urban Atlantic to develop a 39-acre site into $1 billion mixed-use development that will feature residential, office, retail and hotel space. See story in the Washington Post.
