MERRIFIELD, VA-Although the property has yet to hit the market, Fairfax County officials and consultants for Exxon Mobil are discussing a possible zone change in order to redevelop the oil giant's 118-acre site here.

Exxon Mobil announced in the summer of last year that it would relocate its Fairfax County operations to Houston, TX in early 2014. The decision is projected to shift 2,100 jobs south to a 385-acre office complex in Texas, according to the Washington Post.

Whoever eventually buys the property, which already contains 1.3 million square feet, will also have the right to build between approximately 500,000 square feet of additional space, according to the property's current zoning approvals. A zoning change, however, could provide a buyer with millions of more square feet to build, potentially doubling — or more — the size of the campus, the newspaper reports.

Some discussions concerning a possible zone change have already begun. Representatives from Exxon Mobil real estate consultant Cassidy Turley met recently with Fairfax County Supervisor Linda Q. Smyth, whose district includes the Exxon campus. See story in the Washington Post.
