FORT WORTH-Hillwood Development Company says it has selected BOKA Powell to design the new 157,000-square-foot class A office building in Alliance Town Center, just north of Heritage Trace Parkway. 

With an anticipated completion date in mid-2014, the speculative building features a dramatic entrance with three-story floor-to-ceiling windows, adjacent to an inviting wooden wall.

“Our modern design has a regional Hill Country flair, with locally sourced stone and steel materials and a color palette that reflects the indigenous landscape,” said Courtney Richardson, lead designer with BOKA Powell.  “Huge canopies bracket the entry way, creating an iconic grand porch that will glow at night.”

Planned for multiple tenants, the structure includes two wings of 25,000 square feet for each of the three stories, with the lobby tucked in the center. “The design is flexible and can accommodate a variety of tenant types, whether they require traditional offices or an open floor plan,” continued Richardson.

Outside, a planned pedestrian corridor will provide easy access to nearby amenities at Alliance Town Center.  An adjacent green belt provides access to a jogging trail and recreational areas.

“Hillwood Properties is very pleased with the design aesthetic that BOKA Powell has created for our first Class A office project at Alliance Town Center,” said Mike Berry, president of Hillwood Properties. “It seamlessly compliments our other buildings within the project, while providing an important visual statement that will set it apart from other office spaces in the region.”

The building will include a number of green design elements, including the use of locally-sourced materials, low-emissivity “low-e” coated glass, taller window heights that bring in natural light, exterior passive sun shading devices, a solar orientation to limit solar loads, trees throughout the parking lot, and high-albedo roofing and paving that reflect sunlight.

BOKA Powell is providing master planning, architectural design and interior design services for the new building, working with general contractor Rogers-O'Brien Construction.  Additional members of the construction/design team include TBG Partners, McHale Engineering, Purdy-McGuire, Inc. and Peloton Land Solutions.

A project within the 18,000-acre AllianceTexas development, the 900-acre Alliance Town Center is located between North Tarrant Parkway and Golden Triangle Boulevard on the east side of Interstate Highway 35W. Alliance Town Center has been designated the prestigious LEED for Neighborhood Development and boasts a smart growth, sustainable blueprint that accommodates a wide range of uses within an integrated master plan. Alliance Town Center is anchored by a robust medical district, includes Class A office, single-family and multi-family options, as well as a variety of retail and entertainment destinations. The retail component, which includes national brand names such as JCPenney, Best Buy, Belk and Pet Smart, among others, is a joint venture between Hillwood Properties and Trademark Property Company.
