ORANGE COUNTY, CA-CBRE has arranged four industrial leases here that total more than 517,000 square feet. Three of the leases are for properties in Santa Ana, and one is for a property in Anaheim.
Dave Desper, SVP of CBRE, was involved in all four lease transactions. He represented the tenant, Accurate Metal Solutions, in a new 10-year lease at 3130 Miraloma, a 144,000-square-foot building in Anaheim. The building features more than 18,000 square feet of office space, four expandable truck wells, eight ground-level loading doors, 423 parking stalls and a large fenceable yard area.
“AMS was put in the position of relocating when their existing location, also in Anaheim, was sold for residential development,” says Desper. “The new building is a high-end, second-generation building designed for a manufacturer with heavy power requirements. They were attracted to this building for the location, power and layout—it's an efficient use of space, as they are going from four buildings down to one, but will occupy roughly the same size.”
In the second transaction, Desper represented an unnamed tenant in a new, six-year lease in the 109,987-square-foot building at 3100 S. Susan St. in Santa Ana. Chip Wright, SVP of CBRE, represented the landlord, Alere Property Group. The property features approximately 15,000 square feet of office space, 11 dock-high loading positions, one ground-level loading door, a large fenced yard area, 220 car parking stalls and excellent proximity to the 405 and 73 transportation corridor.
The third lease involved an 11-year renewal lease by an unnamed tenant in the 114,882-square-foot building at 1395 South Lyon St. in Santa Ana. Desper represented an unnamed landlord in the transaction. The landlord provided tenant-improvement dollars of $2 per square foot.
Lastly, Desper represented an undisclosed landlord in a two-year renewal lease for tenant Harbor Distributing LLC in the 149,120-square-foot building at 3100 W. Segerstrom Ave. in Santa Ave.
As GlobeSt.com reported in June, CBRE SVPs Desper, Rick McGeagh, Bob Goodmanson represented landlord Deutsche Asset & Wealth Management in a transaction whereby Hybrid Promotions LLC signed a new five-year lease with to relocate its distribution facility to Cypress Technology Center, a 173,990-square-foot industrial building located at 5757 Plaza Dr. in Cypress. The lease, valued at approximately $6 million, represents the largest lease by square footage in West Orange County so far this year. The tenant was represented by CBRE EVP John Privett, senior associate Steve Young and first VP Cameron Merrill.
