MIAMI—Demolition work at the Le Parc at Brickell condominium site is underway. Crews are officially preparing the land for construction by knocking down a structure on the property to make way for the 12-story luxury condo.

A joint venture partnership between South Florida-based real estate developer trategic Properties Group and ALTA Developers (a collaboration between Aconcagua, the largest publicly-traded residential developer in Chile, and Miami-based Archiplan USA) are developing the property. Preconstruction prices range from the low $300,000s to about $700,000. More than half of the building's 128 units already sold.

“We are excited to celebrate the initiation of the demolition work that will bring us closer to the start of construction of Le Parc at Brickell,” says Strategic president Henry Pino. “As we approach groundbreaking, we will continue to work towards delivering a high-quality development that residents will enjoy.”

Located at 1600 SW 1st Avenue, Le Parc at Brickell condos will range in size from studios, one-, two-, and three-bedroom units, to two-story townhomes. The condos will feature floor-to-ceiling impact resistant windows and six-foot-deep private terraces with views of Simpson Park and the Miami skyline looking out towards Biscayne Bay.

Building amenities will include a fourth-floor pool deck. a rooftop Skylounge with a plunge pool and outdoor bar/lounge area, and a fitness center. Plans also call for a clubroom and entertainment area, an executive business lounge and conference center, a private porte-cochere entrance, and multi-level garage parking.

Directly next door, demolition is already complete to make way for a 274-room hotel by Atton Hotels, a South American hospitality company founded in 2000 with hotel properties throughout in Chile and Peru. Atton's Brickell hotel will be the brand's first US location, marking its entrance into the American market. Slated for completion in 2015, the Brickell hotel will be an added amenity to the neighborhood, featuring contemporary rooms, multiple pools and lounge areas, an on-site restaurant, and meeting space for business and social events.

For its part, Strategic Properties Group has already completed several high-profile residential and mixed-use projects in South Florida including, the Vue at Brickell, Summit Brickell, and 610 Clematis. The joint venture's most recent development, Le Parc at Brickell, is scheduled to break ground in October 2013 with completion slated for late 2014.
