TUSTIN, CA-Charitable organization Make a Wish is selling its Orange County headquarters building at 14232 Red Hill Ave. here. The owner is seeking to combine its Inland Empire and Tustin offices into a new leased location.
CBRE's Taylor Friend, Justin Hill and Peter Wells are representing Make a Wish in the building's sale. The property consists of a single-story building of approximately 4,108 square feet, located in the heart of Tustin. A complete property renovation has been completed.
The building features vaulted ceilings, a fireplace, high-end finishes and “old-world charm,” according to CBRE. It also features easy freeway access via I-5 and the 55 freeway, which service greater Orange and Los Angeles counties. Within walking distance of numerous shops and restaurants, including Historic Old Towne Tustin, the property also has easy access and ample parking, is in a prominent signalized corner location and enjoys professional zoning that allows for office and medical uses—although the buyer will need to confirm medical use with the City.
As GlobeSt.com reported last month, Old Towne Tustin recently saw a notable retail transaction. Strocher Heritage Plaza LLC sold Heritage Plaza, a 14,622-square-foot retail center at 135, 137 and 139 W. 1st St. to AMDG Alliance for $5.5 million. The center is 92% occupied by a diverse mix of nine neighborhood tenants. Jeff Conover, senior managing director with Faris Lee Investments, represented the seller, and Matthew Mousavi, senior managing director with Faris Lee, represented the buyer. The closing cap rate was 6%, and the price per square foot amounted to $376.
